RURAL RETREAT WITH ENDLESS POSSIBILITIES!

A rare opportunity to acquire this spacious 5 bedroom home set in a secluded location only a mile from the town. Set in approximately 1.3 acres, there is great potential for further improvement! Could this be the home of your dreams?

This large family-sized dormer bungalow sits peacefully nestled in this beautiful rural location where there are endless walks and footpaths and stunning views across lush green fields. Tucked away down a private drive, yet within walking distance of the town, this unique property is perfect for those who are looking for that bit of seclusion with the convenience of the town nearby.

This perfect family-sized residence has undergone many alterations and improvements over the years, however it still requires some further renovation works and is therefore a golden opportunity for those who wish to put their own personal style on their home. If you're looking for a bit of the 'good life', the grounds are extensive with fencing to the boundaries this could be a fabulous space for animals or for the love of gardening.

The property has some lovely features with attractive arches to the front and a travertine tiled floor which runs throughout the downstairs in a variety of colours. The windows are mostly secondary double glazed and there is gas central heating to keep the house lovely and warm!

Step through an arched wooden entrance door into the porch where there is shelved storage and space to hang your coats. The entrance hall follows and an arched window looks out to the front aspect.

In the entrance hall doors lead off to all the ground floor rooms. There is a double built-in storage cupboard and an open tread winding staircase to the first floor.

Four former bedrooms on the ground floor are now utilised as a study, two storage rooms and a generous utility. Three of these rooms could easily be re-instated as bedrooms and there is also a shower room on this level with a super-sized shower cubicle and a high pressure Mira shower. In the utility you will find the Worcestor gas-fired boiler as well as a Mega flow hot water cylinder and space and plumbing for an automatic washing machine.

Turn right into the kitchen, which has a base unit along one wall with an inset double bowl stainless steel sink. There is space and plumbing for a dishwasher and space for a Range cooker. Currently having freestanding furniture, this kitchen is ready for you to choose your own style. Windows look to both the front and rear aspects and the lovely views to the rear are across the field.

An opening leads into the lounge diner, which is lovely and light and with lots of windows and a stylish wood-burning stove set into one corner. An aluminium door leads out to the front garden and a doorway leads back to the kitchen (currently not in use).

On the first floor landing there are three bedrooms, the main family bathroom and there is also a hatch to the loft space.

Turn left into the main family bathroom, which has a modern white WC and wash basin and an original corner bath in pale green. Two windows are to the front aspect and there is some tiling to the walls.

Continue to bedroom two, a double with built-in wardrobes. There are windows to both the side and rear where there is a lovely view across farmland. Next is bedroom 3, a single with more of those views through the dormer window at the rear. Finally the master bedroom, which is a lovely bright space with doors leading out to a large roof terrace with wooden balustrading around the edge. Attractive views across the gardens and surrounding countryside keep you enchanted!

Step outside to the front patio and a tiered lawn rises up to the front boundary. There's a wood store underneath a covered archway and the garden extends around the side and rear of the property. There is mainly lawn here with planted flower and shrub beds and two gates leading back to the driveway parking and timber outbuilding.

This workshop is a huge space which has been recently completed and has power and light connected - a perfect storage or work space with even potential to adapt to create additional living (subject to the necessary permission of course!) There is lots of space for parking as well as a detached single garage where there is access to the land.

Steps from the side garden lead down to the extensive grounds, which have been levelled by the current owner and provide a huge space for children to run around in and be free! A small stream runs along the border at the bottom of the garden and there is a large vegetable garden with a greenhouse and a separate gated entrance off the road, giving another access to the land.

The grounds continue around to the rear of the property and are at present overgrown. However, once cleared, this could be another fabulous space with farmland as a backdrop - the position is truly special!

The Vendor Thinks: Sharing the house and garden with friends and family has been a lot of fun. We have had sleepovers in tents in the garden, parties and firework displays which have all been wonderful for the children. This house has been our little piece of heaven but it is time to move on.

My Place Thinks: A wonderful opportunity to live in what's described as one of the best locations in Wadebridge. Being a substantial home with scope for further improvement, this property could be truly special and is definitely worth exploring. The land gives you endless possibilities and the timber outbuilding means you could work from home. We love the location and the dream of what could be! What do you think?
