The Area

Located only 10 miles north of Skipton, the characterful and friendly village of Grassington is located within the beautiful Yorkshire Dales National Park and comprises charming stone-built cottages and a busy central square. The village is a focal point of local and visitor activity and has a good variety of amenities including shops, public houses, restaurants, a primary school, church, doctor's surgery, dentist, vibrant village hall and a regular bus service. Upper Wharfedale secondary school is located in neighbouring Threshfield which is only a ten minute walk from the village.

Grassington is located on the banks of the river Wharfe and hosts a splendid music and arts festival each June and the celebrated Dickensian Festival each December, popular with tourists and locals alike. The village is surrounded by hills and open countryside and there are numerous magnificent walks from the village itself or within a very short drive.

Description

This stone built grade II listed property was most recently used as a retail unit, and currently comprises open plan areas on both the ground floor and first floor with some ancillary office rooms. Plans were approved in accordance with Yorkshire Dales National Park decision notice C/33/29J dated 27 January 2016 to convert the property into a residential dwelling comprising three bedrooms (one with ensuite) and a bathroom on the ground floor, and a large living room, kitchen/ dining room and utility on the first floor which will benefit from the exposed king post trusses and natural light through the existing velux roof windows.

The proposed plans will convert the existing barn door into a large window allowing light into both the ground floor space and also the first floor living room.

Externally there is an area of part cobbled/ part gravelled land which will provide an area for parking.
