Sockenber Farm, Kings Meaburn, Penrith

Under Offer £765,000

Property Description

Full description

Sockenber Farm is an Eden Valley farm development on a nine acre site with three residential properties, land, m?nage and a number of outbuildings, including a large stone barn with development potential. It offers a wide range of possibilities in terms of use.

It is set on a hillside on the edge of pretty Eden Valley village of Kings Meaburn, surrounded by open countryside and having magnificent uninterrupted views, reaching Blencathra and the north Lake District fells.

The country lane leading to the site is owned by the farm and provides access to the farmyard, paddock and the main four acre field. The three properties are set within the yard area, with ample space for parking.

The main farmhouse is entered through one of two oak doors, hand crafted using trees from the site, one leading into a boot room and the other a formal entrance hall with Indian sandstone flooring. The entrance hall leads into a snug area with double sided wood burning stove, opening out onto the impressive kitchen extension.

This contemporary, light filled space has architecturally striking exposed beams and angled ceiling, with wall-to-wall windows giving panoramic views of the surrounding landscape. From the dining area two sets of French door open the room out onto the garden patio area, with fire pit for alfresco dining and entertaining.

The ground floor is completed by a sitting room with wood burning stove and stone surround and a downstairs shower room with utility area. The central hallway has door out to the garden and stairs to the first floor landing with feature Westmorland window. Off the landing are four good-sized bedrooms, with the front bedrooms having charming windows framing the superb views. The family bathroom has a stylish feature bath, walk-in shower and exposed stonework.

Next door to the farmhouse is Sockenber Farm Cottage, with good-sized kitchen, open plan living/dining room and three bedrooms and family bathroom to the first floor.

The cottage is filled with period features including original fireplaces, exposed beams, delightful windows and red sandstone flooring. Both the farmhouse and cottage have under-floor heating throughout the ground floor.

The Granary is the third property in the development with two bedrooms, three shower rooms, entrance utility area, dining-kitchen and sitting room with wood burning stove and patio doors opening out to a gravel seating area.

The Granary and Cottage are currently long-term lets but could also be used as holiday accommodation, guest or multi-generational accommodation.

The farm has various outbuildings, including workshops, stables, a large cow shed and a two storey stone threshing barn with large parking area and development potential as an additional dwelling, with planning permission.

To the rear of the farm buildings is a m?nage and on the south side a sizeable enclosed field, accessed via the yard.

The main 4 acre field is on the northern side of the site and there is a large west facing lawn garden to the front of the cottage and farmhouse.

The farm has excellent development and income potential with the properties and outbuildings offering flexible use.

The farm is on the outskirts of the Eden Valley village of Kings Meaburn, with pub, post office and scenic walks along the river Lyvennet. The A66 is three miles away for transport links to the M6 and the market towns of Appleby and Penrith for shops, secondary schools and amenities.

Mains water and electricity, septic tank drainage, oil central heating (gas in the Cottage), solar panels provide electricity for the Farmhouse and the Granary.

From the A66 take the Bolton turn off, pass through the village and follow the road for approx. 1.5 miles then take the left turn signposted for Morland and Kings Meaburn. Follow the road through Kings Meaburn and as you drop down the hill there is property on the left hand side, immediately after this take the left turning into Sockenber Caravan Park and follow the road right through and up the track, turning right into the farmyard at the top.
