Full description

Every part of Oakhurst Lodge has been designed with care, down to the smallest detail. More than a dozen people have contributed their specialist skills over thousands of hours during the design process, making this a home of exceptional quality. From the specialist draftsman who drew the plans for the oak framing to the master builder who constructed the flint facades, every piece of the house has been created with obsessive attention to detail.

Outside, the Arts and Crafts style exterior gives you the feel of arriving for a country-house weekend. Oakhurst Lodge's façade, with its twin chimneys and oak projection, presents a grand frontage as you pass through the entry gates. The green oak, painted timber windows, weathered South Downs flint and hand-made clay tiles blend seamlessly with Prinsted's vernacular buildings. At the rear, the building is equally impressive. A 60-foot-wide veranda provides a glorious inside/outside space for eating, entertaining, or just contemplating.

In the main house, across a grand entrance hall are pocket-sliding doors that open on the main reception rooms and provide a vista of the garden beyond. To the left a wide corridor leads to a cloakroom, the study and the guest wing. To the right an oak staircase, set well back from the front door, rises through a three-storey void.

The entire south-facing rear elevation is free of internal partitions and flooded with light; the kitchen combines with the dining and living area to form one voluminous open-plan space. A floating, double-sided open fire lends intimacy to the living area and dramatic backdrop to the dining space. A glazed wall connects the inside to the 60-ft outside living and dining space provided by the covered veranda. Opening the wall's sliding doors turns these three zones into one vast entertaining space. After dark, Lutron lighting controls allow users to select scenes at the touch of a button.

Oakhurst Lodge's contemporary designer kitchen is provided by the luxury German brand Leicht. It features Silestone solid surfaces, a full range of Miele appliances, and undermounted Blanco sink with statement Culina-S tap. The focus of the sociable kitchen layout is the large island: this provides seating on two sides for up to five people, with further relaxing space on the wide, upholstered window seat

From the kitchen a door leads to the cinema/family room, which is pre-wired for a wall-mounted display and 5.1 surround-sound in-ceiling speakers.

A wide corridor from the entrance hall leads from the main body of the house to the study. This private, quiet room features a large window, roof lantern and bespoke floor-to-ceiling bookcases and desk. The finish of the bespoke furniture is French walnut combined with hand-painted ivory doors and drawers.

Continuing along the corridor brings you to the boot room, which has a door leading to the outside, a utility/laundry room fitted with Miele washing machine and tumble dryer, and access to the large double garage.

Oakhurst Lodge's first-floor accommodation is arranged around a central gallery bathed in light from roof windows above. The principal bedroom is positioned to enjoy a view of Chichester Harbour from its Juliette balcony. Bespoke furniture provides storage both in the bedroom and in the adjoining dressing room, which leads into the en suite bathroom. This striking room is fitted with Laufen sanitary ware including twin basins and a bidet, a free-standing two-person soaking bath, a large wet-room shower, and Hansgrohe's premium Pura Vida taps.

A second en suite bedroom also offers views of the harbour. Two further bedrooms and a large family bathroom with separate walk-in shower complete the accommodation on the first floor of the main house.

Guest accommodation is at first-floor level, and can be accessed via its own private staircase, this is a generously sized space with adjoining shower room and store, it could equally accommodate live-in staff or be used as an office.

An open-tread oak staircase rises through the void at the top of the main house and connects to a glass bridge. To one side of the bridge is a sixth bedroom. On the other is the Sky Lounge, one of Oakhurst Lodge's most striking spaces. From its top-hung roof lights are glorious view across Chichester Harbour towards Roman Landing in the distance.

Prinsted can claim to be one of West Sussex's best-kept secrets, a little-known village nestled on the shore of Chichester Harbour. This Area of Outstanding Natural Beauty is a water lover's paradise, with beautiful walks along the shore, a lively dinghy-sailing and watersports scene, and two marinas close by. Near at hand is the bustling harbourside market town of Emsworth, which has a choice of independent shops, pubs and restaurants. Prinsted is well connected, with the A259 and Southbourne railway station nearby. Fast trains from Havant, a short drive away, take just over an hour to reach London Waterloo.

Oakhurst Lodge sits centrally in a third of an acre plot with established mature surroundings. Natural-stone paving winds its way from the side to the rear of the house giving all round hard access to the property. To the rear, the 33-metre wide, south-facing garden has been designed by landscaper Martin Langford, and combines a mature olive tree and New Zealand ferns with palms, box and yew topiary, and other structural plants to create a statement garden. The side garden features a hand-crafted garden shed with shingle roof, designed and built by local woodworker Michael Hawes. At the front of the house, a Tegula-pavior driveway leads from impressive gated entrance to the house and main parking area.
