Full description

Tenure: Freehold

Beautifully renovated character cottage.

Situated on the edge of the village of South Stoke, a designated area of outstanding natural beauty, on the River Thames between Goring-on-Thames and North Stoke in the southern-most part of Oxfordshire. South Stoke has a wonderful community feel with all true 'village' needs with a 13th century Anglican church, popular pub/restaurant, primary school, village hall, recreation ground with fully equipped play area and village shop. Many social events are organised throughout the year. The WI, the bell-ringers and the angling society all flourish. The village has its own slipway to the river Thames for boating enthusiasts. More extensive facilities can be found in the market town of Wallingford and in Henley or Reading. Goring station has a mainline train service to London Paddington via Reading (from 28 minutes). There is a frequent bus service through the village connecting Wallingford and Goring Station. Central London (about 50 miles), the M4, M25 and Heathrow are easily accessible via the M4 (J12) approximately 11 miles distant. Educational facilities are excellent within the area and include Moulsford and St Andrew's Preparatory Schools, Cranford House, The Dragon, The Oratory and Bradfield, Pangbourne and
Radley Colleges. Local recreations include golf at the nearby Springs and Goring & Streatley golf clubs, boating on the River Thames, racing at Newbury, Ascot and Windsor and shooting at the Royal Berkshire Shooting School in Upper Basildon.

A charming character home which we believe dates back to the early 1900s. The cottage has been completely renovated and extended and now provides a spacious home, whilst retaining some of the period features. The property benefits from quality fittings and features throughout to include: Engineered oak floors, oak doors, under floor heating to the ground floor, CAT5 cabling.

The entrance hall with oak floors has a vaulted ceiling and leads to all ground floor rooms. The kitchen/breakfastroom is fitted with a range of floor and wall mounted units with Q-Stone granite work surfaces and integrated Bosch appliances. There is a utility room and cloakroom. The sitting room is a large room with feature open fireplace with slate tiles and bi-fold doors on to the garden. The study is at the rear of the house and over looks the garden.

To the first floor the master bedroom has an en suite shower room. There are two further double bedrooms both with original
cast iron fireplaces and a family bathroom.

To the front of the cottage there is a paved driveway providing parking for several vehicles. The rear garden is enclosed with a large paved terrace and the remainder of the garden is laid to lawn.

Square Footage: 1,498 sq ft

From Goring-on-Thames take the Wallingford road (B4009) and after about 1.5 miles take the first turning right signposted to Woodcote. 3 Freedom Cottages will be found after a short distance on the left hand side.

At the next roundabout pass straight over and take the next right signposted to South Stoke and North Stoke (B4009).
