Rooms - Utility Room - Open Plan Kitchen Lounge - Bathroom - Mezzanine Bedroom Area

Overview - Wellfield offers an excellent opportunity to purchase a renovation project which has been part-completed to a high standard to include a new roof structure, new kitchen, bathroom, oil heating system with Esse stove and underfloor heating set under a new flagstone floor.

Accessed via a shared access road, the cottage is entered in to the utility room/porch which is requiring upgrading. This leads into the open plan kitchen/dining/lounge area with traditional stone walls and beamed ceilings. The current owners planned to create a sleeping area on the mezzanine level above the lounge, accessible by a ladder. The bathroom is accessed from the lounge and forms a wet room area with free standing bath and shower enclosure with oak timber features. Most windows are double glazed and heating and hot water is provided via an oil fuelled Esse stove located in the kitchen area.

Once completed, Wellfield's seclusion and location will make it a fantastic island retreat. You have to view this property to appreciate Wellfields unique character and potential.

Outside - The property is situated in a private situation on the outskirts of Fionnphort Village within secluded garden grounds. Accessed from the main A849 road on a shared access track, the garden is enclosed by deer fencing and gate. There is a lean-to store by the entrance door which requires attention, and a standalone garage/shed in the garden.

Location - The property sits on the outskirts of Fionnphort and close to the local shops, pub and ferry terminal to Iona. Fionnphort is approx. 45 minutes' drive from the island's main ferry terminal at Craignure. The island is also home to many species of wildlife including the fourth largest eagle in the world - the white tailed, and has the densest population of golden eagles in Europe, as well as basking sharks, minke whales, porpoises, dolphins and seals. The Isle of Iona receives thousands of visitors every year visiting the Abbey and enjoying boat trips to the neighbouring Isle of Staffa to see the famous Fingal's Cave. Boat trips are also available to see wild seabird colonies on the other Treshnish Isles.
