A waterfront home with loch frontage in idyllic location
Tigh Na Roin enjoys a quite remarkable waterfront position on the southern shore of Fearnach Bay, at the head of Loch Melfort. Nearby Kilmelford, just to the north, is a charming village with a post office, a hotel and a village store with café. Oban (15 miles) offers a greater variety of local services including supermarkets, swimming pool, library and high school.
Tigh Na Roin is ideally positioned for sailing, with some of Scotland's most picturesque and testing sailing waters right on the doorstep. In addition to the Kilmelford boatyard there are further facilities at the Yacht Haven at Melfort Village, and the nearby marinas at Ardfern and Craobh Haven are home to many a fine craft.
Tigh Na Roin is a substantial waterfront villa, cleverly designed around its magnificent views over Fearnach Bay and Loch Melfort. It has flexible accommodation formed over two levels,
The front door is to the side of the property which leads to the main apartments. The back door has a tiled entrance porch. The drawing room has an open fireplace in Seil slate chimney breast and lovely north westerly views over the loch. The dining room also has an open fireplace and French doors to a paved area to the south of the house. The kitchen has windows on three aspects and an outlook over the water. It is open plan to a dining area with doors to the garden. The kitchen has a tiled floor and a range of floor and wall units, a Belfast sink, an integrated fridge, a two oven Esse cooker and a central island incorporating a dishwasher. A utility room and a wc complete the downstairs accommodation.
On the first floor there are four bedrooms and a family bathroom. The master bedroom has an en suite shower room and a dressing room,
The grounds are mainly laid to grass with a number of trees providing shelter and screening the house from the neighbouring property to the east. There is a pretty burn in the natural garden, with many wild flowers including bluebells, primroses, anemone and sea asters on the shore line. A boardwalk leads down to the shoreline. A substantial gravelled area around the house can accommodate several vehicles and boats. There is a timber built shed.

From Glasgow follow the M8 and A82 westward past Loch Lomond. At Tarbet turn left and follow the A83 through Arrochar and over the Rest and be thankful. Travel around the head of Loch Fyne and continue on the A83 through Inveraray and after passing through Lochgilphead turn left following signs for A816 and Oban. Continue for about 22 miles on the A816, passing through the village of Kilmartin and passing the turn off for Ardfern and Craobh Marina. Shortly before reaching the village of Kilmelford, turn left towards the Kilmelford BoatYard. Follow this road through the boatyard. Where the road forks, take the left hand fork and Tigh Na Roin can be found at the end of this road.
From Oban take the A816 south. Shortly after passing through Kilmelford, turn right to the boatyard.
