A BEAUTIFULLY PRESENTED CHARACTER PROPERTY WITH HARBOUR VIEWS

General Comments And Situation - Rope House occupies a most unusual site but it is a fascinating reminder of its former use when it was an integral part of this historical fishing village. As the name implies the property was formerly part of a ropery to supply the ropes and rigging for the vast number of vessels plying in and out of Mevagissey harbour. The dwelling is strategically positioned on the east bank of the village facing almost due south and directly overlooking the inner harbour. The property features a low maintenance sub tropical garden and has been a much cherished home for many years. The versatile arrangement of accommodation has been designed to maximize the views and it special location. The property will appeal to a wide range of persons but especially those looking for that ultimate retirement home or prestigious coastal bolt-hole. Viewing is essential.

Mevagissey is a quaint fishing village on the south Cornish coast, and is one of Cornwall's few remaining working harbours. Local facilities are within walking distance of the property, but further facilities are available in St. Austell (approximately five miles distant) and in the Cathedral city of Truro (approximately 15 miles distant). Notable attractions in the area include the Lost Gardens Of Heligan (less than 2 miles from Mevagissey) and the Eden Project which is just east of St. Austell. The whole area is recognised as being of outstanding natural beauty and much of the nearby coastline is owned and protected by the National Trust.

The House - Rope House is attached to some traditional cottages and yet it is a very individual property enjoying a high degree of privacy and a feeling of detachment from its neighbours. It has rendered and coloured elevations under a natural slate roof and replacement double glazed windows with simulated small panes to preserve the character. The whole property has been carefully maintained and internally there is a feeling of luxury with a comprehensive system of central heating and an array of quality fittings throughout. There are just two bedrooms but the master bedroom has a dressing room and bathroom en-suite whilst the guest bedroom lies adjacent to a shower room. The kitchen, which is on the upper floor to embrace the views, is comprehensively fitted and this is open plan to the dining room where a window looks directly to the harbour. A spacious sitting room on the lower floor opens to a wide sun terrace, also overlooking the harbour, and in addition there is a good size utility/laundry room which is integral with the overall dwelling but approached from the outside.
