The Property - 'Black Diamond House' was so named because it was built in 1917 by the coal merchant supplying the town in the early days of the Garden City; his yard was located across the road on the other side of Norton Way North. This detached house retains much of the character and charm of an authentic traditional Garden City home, but has been well modernised and extended. The house and conservatory have uPVC double-glazed windows and this home benefits from gas fired central heating.

Outside - The house stands in a fine plot with a frontage of about 83' and a maximum depth of about 94' and screened from the road by a mature hedge. A five-bar gate opens to the gravel driveway which provides ample OFF-STREET PARKING and leads to the detached Double Garage 17'9" x 16'4" (5.41m x 4.99m), which has a power operated roller door. The front garden also has ornamental trees, conifers and shrubs. A gate opens to the delightful established main gardens to the rear. These are laid to lawn with paved patio, herbaceous borders, rockery and ornamental shrubs, conifers and trees, including a monkey puzzle. The garden is well screened by fences and hedges. Two Garden Sheds, one of which has a power supply.

The Location - 'Black Diamond House' enjoys a very convenient location just to the east of the town centre. It is only a quarter of a mile from the town's main shopping area and less than half a mile from the mainline railway station. Letchworth Garden City is on the Cambridge to London Kings Cross mainline with the fastest service to London Kings Cross taking just 27 minutes and Cambridge is 28 minutes away in the other direction. By car, Junction 9 on the A1(M) is 1.9 miles away.

Designed in the early 20th Century to combine the benefits of town and country, Letchworth Garden City was the worlds first example of this concept and succeeds to this day in achieving its aim and the town provides excellent shopping, schools, leisure facilities and great open spaces with the 63 acres of Norton Common being within 100 yards of the house.

Norton Common - One of the defining principles guiding the design of Letchworth Garden City when it was being planned at the start of the 20th Century was the amount of green open space to be incorporated within it. The most remarkable example being the 63 acres of Norton Common located right in the middle of the town. The Common is a Local Nature Reserve where you can explore woodland alive with birds, roam through grassland full of wild flowers, find mineral-rich springs feeding the Pix Brook and see traces of ancient farming. The springs have created an area of marshy grassland, a rare and valuable habitat for numerous plants and animals. Wildlife includes muntjac, a small deer, and black squirrels, a variant of the grey squirrel. Many butterflies, dragonflies and other insects are also to be seen. The mixed woodland has mostly grown up in the last 100 years and provides many places for birds to roost, feed and nest. Species include tawny owl, woodpeckers, bullfinch, song thrush, chiff chaff and blackcap. Coppicing along the woodland edges creates low bushes favoured by many birds and insects.
