Full description

Lofty, spacious, airy and light - a simply lovely two-bedroom flat in an award-winning contemporary block.

Located about as close to the bustling hubbub of Church Street as you can get, and brilliant for transport (there is a bus stop literally outside); this urban pad is perfect for any couple or small family looking to become part of Stoke Newington’s vibrant community.

Brickworks Says - It is hard not to mention the light and space in this apartment multiple times, but equally worthy of a sentence (or three) are the spectacular views from the floor-to-ceiling glass doors in the living room. The city skyline and the Shard are an ever present reminder of our impressive metropolis.

Not only is this flat in a prime position for streaming sunlight (when the British weather allows) but, being the last property at the end of an open, covered walkway means almost complete privacy and the possibility to use the outdoor space to its best advantage - we simply love it up here!

The Owners Say - When it comes to location, we are pretty spoilt, and as for the building itself, we really love living here. The back overlooks the historic Gibson Gardens (most recently used as a location in the Tom Hardy film Legend - pop fact), which is a lovely view when washing the dishes or sitting outside on the back balcony.

Raines Court has a great sense of community, unusual for London. Our neighbours are a fun, supportive bunch who genuinely care about the building and about making this a great place to live. We have a feisty residents association ready to smooth any problems, a friendly Facebook group for advice-swapping and favour-asking and we all get together for communal events like summer BBQs and Halloween parties.

The flat is always filled with light, which is really uplifting, and due to some wizardry of architecture it is never cold - much to the annoyance of our friends who live in period properties!

Points To Consider - Raines Court falls within the catchment for the much-coveted and locally respected/loved William Patten Primary School.

Borrowing a car parking space couldnt be easier with such an active residents association. And if there does not happen to be one free the weekend your in-laws are over, there are a number of local streets with no parking restrictions.

Northwold Road is a busy one, but due to the fact that the flat is on one of the upper floors, road noise is greatly reduced and the high-quality glazing does the rest!

The service charge is approx. £125 a month

Brickworks Loves - The Yellow Warbler: superb coffee (from Climpson & Sons), pastries and cakes, right next door to Raines Court.

Abney Park Cemetery: a tranquil, wild retreat. Just perfect for escaping the hoards on a Sunday afternoon.

The Rio: moments down the road in Dalston, is this fabulous and much-loved independent cinema. From the latest releases, to Lux video art show-casing. We think it is one of the most interesting in town.

Stokie Bears: we will quote the owners here: the burgers are insane, only outdone by the mac n cheese balls. Our mouths are watering already

Clissold Park: a truly majestic park and close enough to almost become your back garden.

About Brickworks - Brickworks is an independent company committed to an intelligent and ethical approach to estate agency. We were founded on one guiding principle: to bring positive and significant change to the way people buy and sell a home.

The Legal Stuff - Whilst we endeavour to maintain accurate photographs, floor plans and descriptions, these are intended as a guide and purchasers must satisfy themselves by personal inspection.
