Full description

Tenure: Freehold

Trenderow occupies an enviable position within this quiet rural but accessible small village of Laneast, which is situated on the edge of Bodmin moor and affords views from the first floor stretching as far as Dartmoor, over rolling Cornish countryside.

The present owner has lived in this detached house for over ten years and informs us that it was built during 1989. The owner has maintained and improved the property over his ownership. A well-appointed conservatory which has been re-built provides a perfect sheltered vantage point to enjoy the enclosed garden and vista. The double glazed windows have all been replaced, these at the front are stained hardwood and the side and rear are made of dark UPVC. The front elevation is clad in attractive local Cornish stone and has been recently repointed. The en-suite shower room and family bathroom have been tastefully updated and include underfloor heating.

The property is traditionally laid out and constructed over two floors. The ground floor rooms can be allowed to flow through to each other. The dining room, which is the hub of the home, is separated from the sitting room by double internal doors and it has an arch way opening into the kitchen and sliding double glazed doors allowing access to the conservatory. The sitting room boasts a wood burning stove which compliments the storage heating that warms the rest of the ground floor. In the generous kitchen there are plenty of light wood cupboards which are both floor and wall mounted. There is plumbing and space for a dishwasher and an electric free standing cooker. The separate utility room offers more space for cupboards and plumbing for a washing machine. It also allows access to a useful cloakroom/WC facility and the integral single garage which has power and light connected.

From the entrance hall, carpeted stairs ascend to the first floor landing which accommodates doors to all four of the well-proportioned bedrooms. The master bedroom has an attractive en-suite shower room with underfloor heating. The walls are white tiled and under the wash basin is a series of burgundy vanity storage cupboards that provide a nice splash of contemporary colour to the room. The walk-in shower is formed by a ceramic tray and a clear fixed glass screen with an electric shower unit. The family bathroom is equally attractive with cream tiled flooring and walls, a walk-in shower, modern claw foot rolled top bath and underfloor heating. All upper rooms are heated by thermostated electric radiators benefiting from Economy 7 rates at night.

Outside there is plenty of off road parking on the Tarmac drive to the front which sweeps past an attractive lawn and established planted garden area, leading to the front of the integral garage. There is a pedestrian access right around the house. The large rear garden backs on to pasture land. It is enclosed by maintained hedging and has established planted and seating areas. A potting shed and greenhouse are included within the sale.

The quiet village of Laneast is approximately 8 miles from Launceston. The village itself has a Parish Church and within one mile there is the Moorview Service Station and a County Primary School and further village amenities at Altarnun. The ancient former market town of Launceston boasts a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Launceston is ideally placed to access the coasts of north and south east Cornwall.
From Launceston Town Centre proceed along the A388 (Western Road). Upon reaching Pennygillam Roundabout take the first left hand exit signposted towards Bodmin heading Westbound along the A30 dual carriageway. Take the second left hand exit signposted towards Camelford and North Cornwall proceeding along the A395 towards Hallworthy. Continue for a few miles passing through the village of Pipers Pool and onto Laneast Downs. Take the left hand turning signposted towards Laneast and St Clether and follow this road for several hundred yards taking the first left hand turning towards Laneast. Trenderow will be identified a short distance along on the left hand side marked with a Webbers for Sale Board.
