DESCRIPTION Built we believe in 1872, this former one up, one down period cottage has been extensively remodelled and extended over the years to create a 'grand design' of a living space approximating 2,200 sq ft set in beautiful sizeable gardens. The buzz phrase inside is 'attention to detail' as our vendors have been at pains to create a versatile and flowing accommodation which both enhances and complements the original character of the building, takes advantage of the stunning rural spot, and offers everything required of the discerning modern family. Indeed everywhere one turns there is a feature; from the solid oak flooring and doors, to the Inglenook fireplace, from the cream Aga, to the vaulted ceilings, from the oak windows, to the wood burning stove... The property is literally character packed! Accommodation is spacious and versatile with a flow rare to a significantly extended cottage. Set over two floors, it briefly comprises on the ground floor; entrance hallway, dining room, living room, kitchen/breakfast room, family room/snug, downstairs WC, rear porch and utility/further WC. Upstairs the feeling of space is even more pronounced as all the ceilings are vaulted giving a wonderful 'converted barn' feel to this living space, which comprises two impressive master bedrooms with en suites, two further double bedrooms and a bathroom WC. The living space is a wonderfully flowing and versatile family area which can only be described as 'move in and unpack' in our view.

Outside the cottage is equally as impressive as it is set in sizeable private and sunny gardens measuring approximately a 1/3 of an acre. These comprise a large walled area of level lawning, a beautiful sunny terrace perfect for al fresco dining and a glorious decked hot tub area for summer evenings. The property has off street parking on a large gravel drive and in our view also has much scope for the building of a garage (either single or double, subject to consents).

A period cottage of this calibre, size and character is rare to the open market, especially in the pretty hamlet of Middle Stoughton with its proximity to Wedmore. Schools are fantastic, and for those wanting an easy commute, Bristol, Bath and Wells are eminently accessible. For lovers of walking or equestrian pursuits, the surrounding countryside is as attractive and varied as any you could wish to find and yet quality amenities and shops are eminently 'getatable'. Box Cottage really is the perfect combination of character, space and position, and in our view a real one off on the open market, sure to be popular. Trust us... an early viewing will be essential!

Our vendor says ... We have been here 7 years and immediately fell in love with the location, the features and the character. Our first impression was of real potential, we knew that we could extend and improve it significantly and indeed, we feel the extension has turned out very well, blending seamlessly with the older parts of the cottage. It really is a fantastically friendly neighbourhood with real tranquillity and privacy and fantastic access to Wedmore, the M5, the airport and the A38.

We have noticed ... Imagine the lifestyle! A wonderful, contemporary family home with accommodation literally bursting with character, all wrapped up in a beautiful country cottage set in stunning gardens. Our vendors really have presented the living space to a wonderfully high standard, making it an eminently 'move-in-able' light and airy living space with character features everywhere. The epitome of country living - room for family and a few chickens, in a rural location without isolation - character, style, period features all wrapped up! Viewings highly recommended! EPC rating C.

SITUATION Wedmore, along with Chew Magna and Wrington is one of the 'hot spot' villages south of Bristol. It retains its unspoilt period charm with a village centre boasting an atmosphere of bustling activity; in fact the facilities in the village are hard to beat! There are a great selection of shops which draw their customers from all over the area and plenty of places to eat and drink, including pubs, restaurants and cafes, allowing visitors to 'make a day of it'! There are a range of clubs and societies covering all age groups as well as a range of sports and recreational facilities in the area at Cheddar and Wells, plus sailing and windsurfing at Cheddar, equestrian pursuits at Badgworth Arena and golf at the Wedmore Golf Club (18 holes). In addition, within an easy walk of the cottage are flood-lit astroturf tennis courts, bowling greens (indoor and out) and football and cricket pitches. The village itself dates back around a thousand years to Saxon times, with St Mary's Church in the village centre being over 700 years old; there is great civic pride with the village taking part on the annual Britain in Bloom contest. Bristol, Bath and Taunton are all within around 25 miles, whilst the beautiful cathedral city of Wells is about 8 miles away, with its excellent range of facilities. The M5 motorway (J22) is about 10 minutes, and there is a local train at Highbridge (also within 10 minutes), with links to Bristol Temple Meads and onward to London Paddington. Bristol Airport is also convenient for commuting, and provides a good range of national and international flights including low cost options. Schooling is well regarded, both state and private. Wedmore First School, Hugh Sexeys Middle School and the Kings of Wessex are a huge attraction for parents. Independent schools are at Wells, Millfield, Taunton, Wraxall and Bristol. The Somerset countryside around is well known for its beauty with the Mendip Hills, a haven for walkers and nature enthusiasts.

DIRECTIONS Travelling from Wedmore, proceed out of the centre of the village on Church Street and turn right into Lascot Hill. Proceed straight on past the golf club passing Snipefield Lane on your left and then after a way take the next left at the triangle signposted Middle Stoughton. Take the first turning on your right into the no through lane and the cottage can be found a little way down on your left hand side.

There is a separate pedestrian gate with a path leading to a front door and accessing the front garden which is walled and laid to lawn with some rather intricate spiralled topiary in the centre.

The rear garden comprises a paved area to the rear with steps up to a sizeable upper paved terrace perfect for al fresco dining with plant and shrub beds and power and light. A path leads to the rear of the property to the rear porch. There is a patch of lawned garden to the rear and side of the terrace delineated from the main lawn by walling and a five bar fence. There is also a large raised decked terrace area with hot tub and wood built frame over. Through the five bar gate is a large area of further lawning with a fenced, walled and wooded surround, a wood store and a shed. This is the perfect private area for the kids to have a kickaround, level with loads of space to spread out.
