Property Description

Full description

Tenure: Freehold

Coming to the market for the first time since 1948 (When it was bought by Wiltshire County Council for use by the newly created Wiltshire Fire Brigade as their headquarters), this is a unique opportunity to become the owner of a very special property. Dating back to circa 1770, which is when it is believed to have been built, the land dates back to before the Domesday Book when it was owned by the Bishop of Salisbury. It was sold by the Ecclesiastical Commissioners in 1836 and the last private owners were the Gwatkin family who made considerable additions including the rather grand porticoed entrance.

During the First World War the building was used as a hospital for the British sick and wounded and in World War II it became a convalescent home.

Sold by the family for a very modest £6,400 it was home to the Fire Service for well over sixty years and is now to be sold on because they have been amalgamated to become the Dorset and Wiltshire Fire Service based in Salisbury.

The main house has been used as a warren of offices but the original features of the property are largely intact. The rooms are currently divided by temporary walls that, once removed, will reopen the grand and gracious rooms.

There is potential for at least eight good sized bedrooms, some with ensuite bathrooms, several family bathrooms and really lovely reception rooms on the ground floor. There is a large kitchen with attendant domestic offices that could be reconfigured to become an amazing open plan kitchen / dining room. There are also large cellars and a whole second floor, again with good sized rooms.

Outside is a rather beautiful and largely untouched coach house. Well maintained, it still has the old coachman / grooms quarters on the upper floor. It has most recently been in use as the Fire Service Museum and has great potential for a variety of new uses.

The Manor House is being sold with circa 1.58 acres of garden including a flagged terrace and formal lawns looking down over the far reaching borrowed landscape. There is an 'in and out' driveway with a central lawn and masses of parking.

Agents note: The Fire Service Communications Centre with its mast and the carpark in the former walled garden are located next to this property and remain operational. Planning consent has been granted for the creation of a separate driveway which will be implemented straight away.

Location:
The Manor House is located in between the villages of Worton and Potterne, a popular village with an excellent village shop, public house and cricket club and a number of local amenities including a church and primary school. The house is less than 4 miles from Dauntseys School and 30 minutes from Marlborough College. Potterne is just two miles from the pretty and historic market town of Devizes which offers comprehensive shopping and leisure facilities as well as an impressive Thursday produce and antiques market. Erlestoke Golf Club is within three miles and there are excellent sporting opportunities in the area with horse riding, cycling and walking all around and on Salisbury Plain. The centres of Bath, Marlborough and Salisbury are all within 23 miles. The M3 and M4 are both easily accessible. There are good main line rail connections from Chippenham and Pewsey (Paddington around 70 minutes).

Directions:
From our office in the Market Place in Devizes, head towards Salisbury on the A360 and drive down Potterne Hill into the village. Turn right just before the George and Dragon pub on Court Hill and continue for around quarter of a mile. The Manor House will be found on the left hand side.
