The Property
Felton Mill is an historic Grade II Listed Victorian former corn and saw mill situated in a picturesque riverbank setting on the edge of the popular village of Felton. According to Nikolaus Pevsner in his The Buildings of England, Felton Mill was 'one of the finest and largest watermills in Northumberland'. The Mill, which was originally converted into four residential properties in the 1980s, has been completely refurbished by the current owner to provide bright, spacious contemporary accommodation yet retains characterful traditional features relating to the properties' historical heritage.

The front door opens into an entrance hall with tiled flooring and stairs leading up to the ground floor hall and principal reception rooms together with stairs to the lower ground floor. The stunning dual-aspect kitchen/breakfast room with open plan sitting area provides a fabulous everyday entertaining space. The kitchen is fitted with a range of cream units with granite work surfaces, 1˝ bowl under-mounted sink in a large island with breakfast bar, integrated dishwasher and space for a range-style cooker, fridge/freezer and wine fridge. The sitting area has a window overlooking the river together with a glazed door that leads out to a balcony which offers a tranquil seating area to enjoy the sunshine and wildlife on the river. There is a generously-proportioned dining room with windows to the front that offers an ideal formal entertaining space but could be equally well-suited for use as a separate sitting room if desired. Oak flooring runs throughout the principal reception rooms creating a harmonious feel. Also on the ground floor is a shower room with walk-in shower, wash hand basin and WC. To the lower ground floor there is a lower hall with a window overlooking the river. Off this hall a door leads into a large flexible reception room off which there is a useful utility room which is fitted with a range of cream units and drawers and is plumbed for a washing machine. The large reception room, which could be used for a games room/gym or a home office depending upon requirements, has windows to the front and rear together with a door leading to outside and offering access down to the river bank.

The beautifully-presented bedroom and bathroom accommodation is spread over the first and second floors and most of the bedrooms have painted original ceiling beams. The master bedroom suite comprises a generous bedroom with window to the front, en-suite shower room with walk-in shower, twin wash hand basins, WC and attractive tiling, together with a spacious well-designed walk-in wardrobe with two Velux windows and a further window offering river views. There are three further bedrooms, all of which enjoy elevated views to the front of the property towards the garden and woodland beyond. These bedrooms are served by a contemporary, fully-tiled bathroom with double-ended bath, wash hand basin and WC.

Externally
3 Felton Mill is approached along a picturesque tree-lined lane that follows the northern bank of the Coquet. Opposite the property there is a parking area and access to the double garage and private garden. The double garage has two up-and-over doors and offers power and light. There is a communal water supply in the parking area.

To the side of the garage a few steps lead to a paved area and to the private garden to the rear of the garages. The garden is mainly laid to lawn with wall and fenced boundaries and mature border planting.

To the front of the house there are attractively planted beds and steps lead to the front door. From the house there is access to the communal riverbank garden which offers further outdoor space from which to enjoy the tranquil setting. The area is a haven for wildlife including duck and otters, which can be enjoyed from both the riverbank and the private balcony.
