The Village:
Marnhull is one of the largest villages in England and has a thriving community life with a primary school, three churches, an inn, doctors' surgery and dispensary.  There are numerous clubs and societies which are based in the village and the nearby town of Sturminster Newton also boasts an active community centre providing a range of cultural and educational facilities.  Marnhull is celebrated in Thomas Hardy’s Tess of the D’Urbevilles as Marlot and the views surrounding the village will leave you in no doubt as to why the Blackmore Vale was so close to his heart.

The Property: This linked detached property was constructed some 30 years ago as part of a small and exclusive development of houses and bungalows built on meadow land that formed part of a local farm.  We are told by the vendors that Nos. 4 and 5 were the final properties to be completed as they were constructed on the site of the old Milking Parlour.

Ham Meadows is a sought after development within the village as it offers ease of access to Burton Street and the good range of local shops to be found there.  The property itself has stone mullioned windows to the front elevation and Bradstone walls under a tiled roof. The current owners have lived at the property for approximately 12 years and have carried out a number of improvements since taking up residence.

The property therefore now has a modern sold oak fire surround with inset wood burning stove in the Sitting/ Dining Room, off which they have added a spacious Conservatory.  Modern Kitchen units have been augmented and updated to provide an extensive range of storage whilst the large Utility Room off also has a good range of units, laminate worktops and stainless steel sink unit.  A water softener has also been installed and is located in the integral garage.

Oil fired central heating has been replaced by a gas fired boiler providing central heating and hot water systems and the Ensuite Bath and Shower Room to the Master Bedroom now has a modern finish, as does the Family Shower Room.  A modern double glazed porch has been added to the front elevation and the property benefits from an Integral Garage and Driveway Parking.

Our clients have very much enjoyed living in Ham Meadows and participating in village life and all that the surrounding area has to offer.

Communication: There is a mainline train service to London Waterloo and the West Country approximately 6 miles away in Gillingham.  London can be reached by car via the A303/M3 link.  There are also good road links to the larger conurbations of Poole, Bournemouth and the Jurassic coastline. The county towns of Sherborne, Blandford, Shaftesbury and Gillingham are within easy driving distance.

Leisure:
Surrounded by glorious countryside walking and cycling are high on the agenda for some whilst there are golf courses at Sherborne, Tollard Royal and Blandford.  Numerous clubs and societies are available within the village and surrounding area with most tastes being catered for.
