Full description

A successful transportable shop in a purpose made insulated and air conditioned steel carcass (ie it is not an ex shipping container). Power, light, water, alarm system, CCTV, shelving, display racks, counters, kitchenette/storage room, window. Surplus from March 2017 as we move to our new premises. 40ft x 12 ft external

Our community purchased this custom built transportable shop in 2012 as an economical way to prove whether or not there was sufficient local demand and viability for a community shop.

It has proven itself to be very viable and due to a Lotteries Grant of over 800,000 and local fundraising together with other grants we expect to move into new, purpose built facilities in Feb / March 2017 (March is more likely).

We purchase the unit second hand, from a community who had carried out much the same successful exercise before us.

In the meantime we have looked after it with regular maintenance and improvements so it is in good condition and ready to be transported to a fresh community venture whether in England or elsewhere.

It could perhaps also be used as an office or a temporary home, but it has no toilet.

Fixtures and Fittings
The shop is in current use as a general stores and is fitted out accordingly with extensive shelving and display racks as well as a counter.

Whitegoods such as fridges, freezers and chiller cabinets will be retained to be re-used in our new premises.

Shop area (33'4" by 11'2" (10m 16cm x 3m 40cm) internal size )
Insulated with power, light, a secure window and door, display shelves & racking, a counter, space for chillers and fridges.

Kitchenette / storage area (11'2" by 5'8" (3m 40cm x 1m 73cm) internal size)
To one end of the shop and behind a partition wall is a useful racked storage area. This room also functions as a kitchenette approved to health and safety hygiene standards with power, light, water and two sinks set into a worktop (one for food preparation and one for hand washing).

Ramp and deck
The ramp provides mobility access and the extension to the ramp (a deck) provides space for tables and chairs.

Alarm & CCTV
During the course of our ownership we have installed a monitored alarm system and an effective CCTV system with a recording device. We have also upgraded the security of the entrance door and its external cover. The window is also secure, with shutters.

These vital items will be included with the shop but you will of course need to arrange a new alarm contract if you wish it to be monitored.

Heating / Cooling
The shop is cooled in the summer by an effective Fujitsu air conditioning system, split to have the compressor and motor outside and two outlets inside. In winter there is no need for heating due to the warmth generated by the various chiller and freezer cabinets and the good insulation, but the air conditioning units could be used to generate heat too.

This is not included in the price but can be handled by most companies able to transport shipping containers. You are advised to obtain estimates for transport and reconnection of services before committing yourself to purchase (we paid around 3,000 in 2012).

External measurements are 40ft (12.2m) x 12ft (3.65m) x 9ft high (2.7m). The container has 4 lifting eyes welded to it and a perimeter girder all around its base ie not the box legs found on shipping containers.

Our new premises are being built now and we anticipate needing to vacate this shop in approximately March or April 2017.

As we learn more about dates we will update this information panel.

The transportable shop is located in a car park that will be resurfaced as part of the new build, so we think it will be lifted from its current position in March 2017, at which point we will relocate the business.

As a community project we seek the best return on investment for our community whilst also wishing to be pragmatic and to assist a similar enterprise.

Our price guide is therefore in the range of 10,000 to 15,000 as we consider it would be a bargain at 10,000 but with the improvements that we have carried out above and beyond maintenance 15,000 is not unreasonable.

We therefore encourage interested parties to contact the project leaders to arrange to view and to negotiate a price. If we are offered 15,000 and a deposit of 10 we would take it off the market immediately. If we are offered 10,000 we would wish to test the market a little longer before accepting your offer.

In any event we would require a non refundable deposit of 10 of the agreed price from any party wishing to secure this transportable shop.

The shop will be provided disconnected from services and ready for you to transport.

Purchase negotiations will be with the community shop project committee and not with English Homes, who are marketing the shop as a service to the community but not as part of our ordinary business.

The shop was purchased with VAT extra and will need to be sold in the same way, but once VAT registered you will be able to offset or possibly even reclaim the VAT.

Michael English of English Homes is chairman of the Kingsbury Episcopi Shop Project and can provide some further information about this sale, however to arrange a viewing and to obtain more detailed information you are advised to contact the shop directly on 01935 824159 and ask for either Pauline Warren or Sue Boer.
