Barnwell is a pretty village with a conservation area and a tree-lined brook running through the middle. The village has a popular public house and a shop. There are bridleways and footpaths crossing the local countryside. Oundle offers a good range of schooling and local services. Peterborough offers extensive leisure and shopping facilities, as well as main line rail travel.

Rectory Cottage sits in a lovely position opposite the church of St Andrew. The house is built of stone and probably dates from the mid 1700's. In recent years a major programme of extension and refurbishment has taken place, successfully blending traditional and contemporary materials, to create a comfortable and stylish family home.  Oak joinery, new gas fired central heating and contemporary kitchen and bathroom fittings are some of the recent works.
The accommodation is set over two floors. The hand-crafted oak door opens to the hall, which in turn leads to the stairs and on to the sitting room. This spacious and atmospheric room over-looks the church and has a wood burning stove set into a lovely fireplace, to one end of the room. Doors lead off to the cloakroom and also to the study / playroom. This is a comfortable room with sufficient space to be a snug.
The kitchen is a large room with space for daily, family life with plenty of room for food preparation, dining and relaxation. The bi-fold doors let the southerly light stream and open fully to the terrace, extending the accommodation on a fine day. The kitchen area has plenty of cupboards and drawers with leathered granite worksurfaces, which off-set the Falcon range cooker.
The first floor landing provides access to each of the four bedrooms. The master bedroom is fabulous. A vestibule leads passed the walk-in wardrobe to the bedroom, which has a great view through the full height, glazed wall. The en suite shower room is beautifully appointed with twin sinks, large walk-in shower and WC. The guest bedroom also has en suite facilities. The two remaining bedrooms share the family bathroom.
Rectory Cottage has a gated drive to the side opening to a granite set parking area. Beside this are two traditional stone barns that offer excellent storage or perhaps conversion potential to create a home office or annex. The terrace is set beyond the kitchen and has steps rising to the lawn. There are views to the south.
