Description - A rare opportunity to acquire this wonderful detached home being one of only four properties located on a well-maintained private road off Ilsham Road, in the sought after Ilsham Valley area. Believed to have been constructed in the 1960s the house is situated in a spacious plot with lovely views over the surrounding area. The accommodation briefly comprises of a recently extended kitchen/dining room, sitting room, utility room, study/snug, and conservatory. Three double bedrooms of which the master has a dressing area and en suite shower room, and family bathroom. The house is surrounded by surprisingly large and thoughtfully landscaped gardens in a peaceful setting.
Accommodation - The fabulous kitchen dining room is a recent addition by the current owners, a wonderfully light room thanks to the large aluminium framed windows, allowing lovely views over the area, and vaulted ceiling with electrically operated windows. The kitchen has a modern range of cream units above and below solid Beech worktops with a Belfast style sink. There is a smart Flavel dual fuel range cooker with extractor over, plus space for an American fridge/freezer and a dishwasher. A central Island has further storage as well as forming a breakfast bar, the flooring is light oak. The dining area has plenty of space for a family size dining table and views to the rear garden. The kitchen steps lead down to an inner hall, off which is the cloakroom/WC and main reception rooms. The sitting room is of a good size with remote control gas fire, and again, plenty of windows, including glazed double doors to a terrace, ideal for alfresco dining and BBQs. A door at the far end of the sitting room leads to a room currently used as a study, but with many alternative uses, such as a snug, off which is a conservatory that looks to the rear of the house, forming another useful reception room. The current utility room is large with further storage, worktop and sink, there is space and plumbing for washing and drying machines. There is scope to repurpose this room if required whilst still retaining a smaller utility room.
A turned staircase leads to the first floor and the bedroom accommodation. The master is a generous room loosely split into sleeping and dressing areas with a range of built in wardrobes to one end. There is a fully tiled en suite shower room and lovely views from the bedroom over the gardens and surrounding area. Bedroom 2 has built in wardrobes and similar views to the front. Bedroom 3 has a built in wardrobe and looks over the gardens. The family bathroom is fully tiled and fitted with a modern white suite with chrome fittings. There is a shower over the bath and a heated towel rail.
Garden & Grounds - The house sits within a deceptively large plot and is well spaced from other properties. Off the road in one corner is a parking space with further parking in front of the garage. Sleeper and gravel steps and decked walkways lead you around the garden, there are several seating places and areas of level lawn to enjoy, interspersed with trees, shrubs and borders.
