Tenure: Freehold

An idyllic period cottage with wonderful gardens, in this highly desirable Cotswold Village

Withington is a particularly unspoilt rural hamlet set within an Area of Outstanding Natural Beauty and surrounded by rolling countryside. Located between Cheltenham and Cirencester, the village supports a Parish Church, primary school and two well known public houses, The Mill Inn and the Kings Head.

The A40 provides access to Cheltenham and the M5 to the west and Oxford and London to the east. There are fast direct trains that run from Kemble to London Paddington in about 85 minutes whilst Bristol and Birmingham airports are about 57 miles and 70 miles respectively and there is equally good access to Heathrow in approximately 90 minutes.

No 2 High Street is a charming Cotswold stone built property that has been sympathetically refurbished and extended to an exceptionally high standard to now offer a very comfortable and spacious home. Immaculately presented throughout, many original features have been beautifully incorporated with a more contemporary finish, whilst still preserving the character of this 17th Century house.

The entrance porch at the front of the house leads through to the sitting room, a lovely well proportioned room with a large window to the front permitting plenty of natural light. There are oak beams, built in storage/shelving and a wood burner set in the inglenook fireplace. Adjacent is an additional reception room, currently used as a snug, with an ornate corner fireplace. A central hallway holds a downstairs cloakroom and leads through to the kitchen/dining room, which forms part of the recent extension. Completed to a very high specification the kitchen has a stunning range of bespoke hand painted wall and base units with wooden work surfaces and electric 2 oven Aga. Other features include a beautiful slate stone floor, laid throughout the ground floor, and ample space for a large dining table. Double doors provide a wonderful aspect across the gardens and access out to the terrace and seating area. There is a separate door to the utility/boot room, which has a further range of bespoke units with large Belfast sink and solid oak worktops, plumbing and space for a washing machine and tumble dryer or fridge/freezer and further access to terrace. Stairs from the hall rise to the first floor landing which has additional storage and leads to the master bedroom, two further bedrooms and the family shower room. The master bedroom has a separate dressing area with built in wardrobes and a wonderful en suite bathroom with a roll top bath and separate corner shower.

The main part of the garden is laid to lawn and enclosed by Cotswold stone walling lined with hornbeams. The secure and private terrace behind the kitchen is a fantastic area, ideal for al fresco dining and entertaining.

The property has the added advantage of secure private parking behind the large wooden gates to the side of the cottage.

Leave Cheltenham via the A40 and bear right after about 4 miles at the sign for Dowdeswell at the far end of the reservoir. Carry on for a further mile, crossing the A436. After a further 2 miles, upon entering Withington, turn right up the High Street and the number 2 will be found on your right hand side after about 100m.

Leave Cirencester via The Whiteway and continue along this road for approximately 7 miles; at the bottom of a steep hill there is a T-junction on your right hand side, go past this turning and continue up the hill. When you get to the sign for Withington village turn right and proceed in to the village. 2 High street will be found on your left handside.
