DIRECTIONS From the Post Office/Shop in the village of Slapton, continue down the hill and bear left into the lower part of Slapton village. Follow the road up and around to the junction, where you can bear left for Stokenham. Take this left turning and proceed down the road into the valley and before going over Deer Bridge, bear right. Proceed along this road for about 200 yards and the entrance to the land will be found on the right hand side.

SITUATION The land is situated between the villages of Slapton and Stokenham, in the South Hams area of South Devon. The nearest village of Slapton is about half a mile away and the village of Stokenham some 2½ miles distant. The town of Kingsbridge is about 6 miles away to the west, whilst the popular Slapton Sands is only about 1½ miles distant.

The A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 20 miles to the north. 

DESCRIPTION The full extent of this land, is as approximately outlined in red on the Site Plan, extending to a total of some 6.84 acres (2.77 hectares).

Access to the land may be gained off the public highway on the south-west boundary. A track, cut into the hillside, leads up to a level area (having been used for market gardening purposes in the past) and extending to about 3.13 acres, and this area at the top having magnificent views over surrounding countryside and towards the sea in the distance. The balance of the land (3.71 acres) has a combination of moderate and steep slopes.

Three of the four boundaries are reasonably well fenced, with a standard agricultural stock-proof fence and the land has been used in the recent past for livestock grazing purposes, but offers the potential for general recreation/amenity use (subject to obtaining the necessary planning consent). 

WATER A mains metered water supply is connected to the land, with a sheep drinking bowl in the west corner of the land, near the gateway off the road. 

PUBLIC RIGHTS OF WAY There are no public rights of way across the land. 

SPORTING RIGHTS All sporting and mineral rights are included in the sale, as far as are known.
