DESCRIPTION Set at the end of a leafy no through road overlooking University parkland in mature gardens is 13 Maysmead Lane, a sizeable four bedroom detached bungalow with highly deceptive living accommodation situated in the ever popular village of Lower Langford. Extended and improved extensively since 2007 when our vendors purchased it, the beauty of the position is that it is so tranquil, with university walled parkland opposite providing some lovely countryside views and some fantastic walks literally on the doorstep.

Substantially renovated accommodation is well laid out, light and spacious measuring approximately 1,700 sq ft in total, a family sized living space which really can be a lot of things to a lot of people. It briefly comprises; entrance porch and hall, 21' living room, 17' kitchen, versatile 18' lounge, dining room, utility room, master bedroom with ensuite, three further bedrooms, and family bathroom. It is warmed by gas fired central heating and upvc double glazing where stated and we are informed that, quite apart from the extensions completed in 2012, a new boiler was fitted in 2012 and windows and doors were replaced in 2011.

Outside, the property has off street parking on a concrete drive with a further area of gravelled parking and lawning to the frontage. The rear gardens really are a delight, large and mature and offering two fantastic, highly productive apple trees! It is laid to lawn, but also offers a sizeable paved patio area perfect for al fresco dining and entertaining. These sizeable gardens would be perfect for a buyer with green fingers, as they have by no means been taken to a logical conclusion landscaping wise.

We feel that 13 Maysmead Lane would suit someone looking for a one off property with space, interested in a convenient and popular location with a rural feel. The good news is that it is already a large and versatile property and could be moved into, which opens it up to buyers looking for a family home in the area, or indeed (large) downsizers wanting ease of maintenance and 'future proofing'. Indeed it falls within the catchment area of the very popular local schools and the local countryside is a wonderful place for kids to grow up. It is also great for transport routes, to Bristol, Bath and Wells, the M5 motorway and the Airport... So no problems with the commute! And there are smaller shops, amenities and pubs close by in both Langford and Wrington.

All in all this very well located and sizeable detached bungalow is a very tempting proposition and we predict a good amount of interest, and as it is offered with no chain we would highly recommend an early viewing to avoid disappointment. EPC rating C.

SITUATION The highly favoured and convenient village of Langford is nestled in the beautiful North Somerset countryside. Local facilities include the supermarket and filling station a short distance away and the village itself has a popular public house and a hairdressers. The doctor's surgery for the local villages relocated to a brand new building in Pudding Pie Lane in 2014. A more comprehensive range of facilities is available at the nearby village of Wrington. There is a primary school at Churchill (www.churchill-pri.n-somerset.sch.uk) and secondary schooling at Churchill Academy and Sixth Form Centre (www.churchill.n-somerset.sch.uk), which has recently been awarded 'Outstanding' by Ofsted and also benefits from a modern sports complex. The area around is renowned for its beauty and offers a range of country pursuits including sailing, fishing, dry skiing and sports facilities and for those interested in horse-riding a wide range of equestrian pursuits are available. Langford is within commuting distance of the City of Bristol and the seaside town of Weston-super-Mare and there is access to the motorway network at Clevedon (junction 20) and St. Georges (junction 21). There is an international airport at Lulsgate and access to a mainline railway station at Yatton.

OUR VENDOR SAYS We bought the bungalow for the generous living space, the large garden and the quiet country location, but back then it needed some work and we felt that there was a huge amount of potential. We have loved the privacy, the friendly neighbours, the peace, light and space and the close proximity to glorious walks and Bristol. We have done a lot of work over the years including replacing the boiler and radiators, extending, replacing the doors and windows, fitting a new 'Woodstock of Bristol' kitchen, and replacing part of the roof.

WE HAVE NOTICED Properties in Maysmead Lane rarely become available on the open market. People tend to stay, which says it all really. It's a wonderful bungalow with sizeable accommodation and lovely mature gardens. The versatility of the internal space is typified by the three reception rooms which really could be a lot of things to a lot of people, maybe you want a gym or a playroom or a music room or a studio, the possibilities are endless. For the wildlife lover, country enthusiast or keen walker, the area is also perfect. Yet you aren't isolated, with amenities and transport links very close by.
