Location - The land is located approximately 3 miles west of the Washingborough in the Hamlet of Branston Booths, approximately 6 miles from the City of Lincoln.

Directions - Travelling east away from Lincoln on Washingborough Road (B1190), pass through Washingborough and continue for approximately 3 miles. When you reach the village of Branston Booths take the left turning onto Delph Road, which is sign posted to the village hall. The land will be located on the right hand side in approximately 400 metres.

Description - The land is classified as Grade 2 and shown on the 1:250000 Soil Survey of England and Wales map as Adventurers 2 - deep peat soils over variable sub-soils, usually sandy but sometimes gravelly. Sandy soils with a peaty or humose surface horizon. Complex soil patterns locally. Flat land. Groundwater levels controlled by ditches and pumps. Risk of wind erosion. Suitable for cereals, potatoes, sugar beet and field vegetables.

There is also a useful hard standing area extending to 0.21 hectares (0.52 acres).
