LOCATION Okehampton is situated on the A30 some 23 miles west of Exeter, Devon and 20 miles east of Launceston, Cornwall.

The town, with a population of circa 7,000 people, is situated on the northern edge of Dartmoor under the administrative authority of West Devon Borough Council (WDBC). Okehampton is a sub-regional centre and has all pastoral care, employment, education, sports, retail and leisure facilities.

The town is well located within the county and has excellent transport links into Cornwall, Devon and beyond along the A30 and M5.

THE PROPERTY The property, a brownfield site, lies close to the centre of town and is surrounded by established residencies as demonstrated on the displayed plans. The site amounts to approximately 1.24 acres. 

PLANNING The property immediately adjoins the Okehampton Conservation Area. A brownfield site within the existing settlement boundary. The site has an expired Outline Planning Permission for a 60 bed nursing home which was granted, following an appeal, under WDBC planning reference 02412/2012 dated 22 Jan 2013. This application followed a residential planning application, lodged in May 2006, reference 8941/2006/OKE for 32 dwelling which was refused [by WDBC] on grounds of access, surface water and two protected trees.

On appeal the inspector did not share the Borough Council's reasoning for refusal but still dismissed the appeal on grounds that the proposed siting of certain dwellings [within the scheme] required re-examining.
