The land extends to approximately 30.81 acres (12.47 hectares) in a ring fence. The fields are in a rural location and border the public road between Liftondown and Holsworthy.
The enclosures are south facing and fairly level. The fields are bordered by Devon hedge banks which have been well looked after. There is no fencing against the boundaries.
Currently the fields are in an arable rotation but they could be converted to pasture successfully. The fields are classified as mainly grade 3 and comprise loamy soils currently sown to winter wheat.
The fields are situated some 2 miles northwest of the village of Lifton. Lifton is a popular village with a general store, farm shop, petrol station and choice of good public houses. The historic market town of Launceston has good facilities and is 3 miles to the west on the A388 which connects the area to Holsworthy and north Devon. The A30 is just over a mile from the field and connects easily to the M5 and beyond.
Basic Payment Scheme entitlements are held by the current tenant of the land and will not be included in the sale. The current tenant has claimed the 2016 BPS and reserves this payment; the purchaser will be obligated to meet the cross compliance liability until December 2016. The land is not currently in any environmental schemes.
WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The land is sold subject to any wayleave agreement in respect of any electrical telegraph poles, wires, stayes, cables, water or drainage pipes etc., passing upon, over or under it. The benefit of the wayleave agreement for the electric pylons will stay with the vendor.
Any purchaser shall be deemed to have full knowledge of all boundaries and neither the vendor nor the vendors agent will be responsible for defining the boundaries or ownership thereof.
SPORTING AND MINERAL RIGHTS
The sporting and mineral rights, such as are owned, are included within the sale.
The land is currently let, the current tenant will quit upon harvest of the current crop at end August/early September 2016 and leave the field in stubble.
Access is off the public road into the northeast corner of the block of land by Colemans Cross.
