The Story

PERIOD HOME
Built in 1887, the elegant house offers five bedrooms, three bathrooms and substantial living space.
“It was built by a farmer in the Victorian era as a gentleman’s residence,” she says. “It was completed to a very high standard to offer plenty of space for himself and his staff.”
Many period features are still present in the property today, from sash windows and shutters to fireplaces.
“We have made some changes; the house has evolved over the years. We changed the layout of the kitchen as soon as we moved in and opened up access to the cellar. We also created an en suite shower room upstairs and a wet room downstairs.”

FLEXIBLE SPACES
Rooms have been redecorated regularly and the kitchen was modernised just two years ago when it was refitted with stylish, contemporary units in a white high gloss.
“The rest of the house is more traditional – we enjoy having the contrast.”
Stockton Hall offers places to relax, entertain, work and indulge in hobbies and leisure activities: “I like spending time in the dining room: it is very light and has three doors leading off in different directions, which gives the house a nice sense of flow,” he says.
His wife adds: “I like the games room at the back of the house: this is a long space, with terrace doors that can be opened up on to the garden in the summer. It is a very flexible room. It has a wet room next to it, making it ideal as guest accommodation but I use it as a craft room. I would say it is the most used room in the house.”

GREAT FOR ENTERTAINING
Stockton Hall has been an outstanding family home and a fabulous place for entertaining
“It really has more than met our needs. We had three boys ourselves and now we have eight grandchildren, who really love being in the house and the garden. This house just seems to absorb numbers of people. There are often lots of us here at Christmas – last year we were 16 and we managed to give everyone a bed!”
There have been so many birthday parties and other celebrations over the years.
“We often have 12 here for a dinner party but then we have had over 100 for a fireworks’ party and 40 or 50 for lunch in the garden,” she says.

NATURAL WORLD
One of the great joys of life at Stockton Hall has been its rural position. The couple have enjoyed watching the seasons change and feeling close to nature.
“Our bedroom overlooks the Waveney Valley so we can look out and see what the weather is doing before we have even got up,” she says. “We see all sorts of birds from here, as well as deer and other animals.”

SUPERB LOCATION
It takes just five minutes to drive into either Beccles or Bungay from the house. Both small towns have a good array of independent and high street shops, as well as markets selling local produce.
“We also love to go to Southwold in the summer and it is very quick to drive into Norwich, which is a great centre for shopping and everything else you might need,” she adds.
The couple hope to stay in the area but admit they will miss the splendour and space of Stockton Hall.
“It has been such a great place for entertaining and for family get-togethers,” he adds. “What I have also really appreciated even more since we have been looking for a new home is just how well positioned it is. We can get to everything we need so easily yet we live in these beautiful rural surroundings.”

Setting The Scene

Stockton Hall is approached via wrought iron gates leading up a sweeping gravel carriage driveway beside manicured front lawns bounded by country hedging and wrought iron paddock railings past mature trees through to a parking area adjacent to the outbuildings. The property benefits from a range of extensive outbuildings including a small barn, ideal for a number of uses, former stable, two store rooms, garage/workshop and log store. The outbuildings would be ideal for residential conversion, subject to the necessary planning permission or to run a business from home. To the other side of the house is an expansive lawned area ideal for croquet or tennis which can be viewed from both the sitting room and morning room. With a mature beech hedge proving both a boundary and privacy leading into the rear informal grounds with open filed views. The rear gardens feature a dell, sun terrace and a number of fruit trees. The property further benefits from an internal courtyard adjacent to the games room and utility room with a wrought iron gateway leading back to the other outbuildings and drive, in total the grounds extend to 1.75 acres.

Whats Nearby

Stockton is a small hamlet of scattered houses with the nearby larger village of Kirby Cane which offers a local convenience store including a post office. The property is set within a triangle of much larger centres of Loddon, Beccles and Bungay all of which offer amenities such as doctor's surgeries, local schooling and leisure facilities with Beccles boasting two supermarkets and moorings down by the river.

Within Easy Reach

Situated within easy reach of the East Suffolk heritage coast and the popular resort of Southwold, famous for the colourful beach huts and Adnams Brewery. The market town of Diss offers a regular main line train to London Liverpool Street Station. Norwich is within commuting distance and offers extensive shopping including a large open air market and two indoor shopping centres. Together with a wealth of historic buildings including a 12th century castle and historic cathedral. With an eclectic nightlife with a variety of restaurants and wine bars and three theatres.
