Description

Dating back to the early 19th Century, The Manor House is a Grade II Listed former manor farmhouse, built of red brick under a slate roof.

Nestled in the heart of Pailton, it offers well proportioned and versatile family accommodation over three floors. The Manor House has Georgian origins with a substantial Victorian wing, and originally formed part of the Denbigh Estate.

The property has been extensively modernised by the current owners, whilst retaining many of its original period features such as beamed ceilings, cornicing, shutters and sash windows, flooding the house with natural light.

Offering about 4160 sq ft of living accommodation, the property is ideal for family living and entertaining with spacious reception rooms and ample bedrooms. There is also annexe potential, both within the house or by converting one or more of the brick outbuildings, which would be ideal as ancillary accommodation for relatives or live in staff.

Reception rooms include the impressive drawing room with triple aspect windows, oak flooring and an open fire; the kitchen is central to the house with oil fired Aga, and the south facing dining room is conveniently located next door. The spacious kitchen leads into the breakfast room with double French doors to the garden on one side, and a rear porch leading to the laundry room on the other. The versatile family room (formerly the farmhouse cheese room with original low-level brick thralls with quarry tiles) with a wood burning stove completes the ground floor accommodation.

There are four bedrooms on the first floor, including the principal bedroom with dressing room and en suite bathroom. One of the bedrooms on this floor (bedroom six) is accessed via a separate staircase, and with an en suite shower room is ideal for guests / live in staff. There are a further two bedrooms and a bathroom on the second floor.

Outside

The Manor House is approached through two brick piers off the village road onto a concrete driveway. There is ample parking both in front and to the side of the house.

The extensive mature gardens are a particular feature of the property and extend across three sides of the house.

Formal walled front garden with a large croquet lawn, planted borders and a redwood tree.

To the east is a kitchen garden with fruit trees, two greenhouses and an apiary, and to the north, a lawn with a walled patio and a range of outbuildings offering annexe potential.

A curving castellated yew hedge conceals the floodlit hard surface tennis court, and beyond this is a pond with an island providing a focus for wildlife including ducks and geese.

To the south of the pond is an extensive garden of specimen trees which were planted between 70 and 100 years ago.

Extensive outbuildings to include a brick built garage, garden stores, tool shed, stables and an attached storage room which is currently used as a games room.

Square Footage: 4,164 sq ft
Acreage: 3.6 Acres

Directions

From the centre of Rugby town leave on the A426 north for approximately half a mile. At the roundabout take the first left signposted to Newbold on Avon and Harborough Magna (B4112). Follow this road through the village of Newbold for approximately two miles continuing through the village of Harborough Magna. As you go down the hill into the village of Pailton, turn left at the war memorial and you will shortly go round a sharp left bend. Immediately after the bend you will see the entrance to The Manor House on the right hand side.
