Tenure: Freehold

Pine Lodge is a beautifully presented traditional home which has undergone a significant renovation and extension. This has created a home truly at one with its surroundings in a breath-taking, idyllic setting close to Portmahomack, a small fishing village situated on the Tarbat Peninsula in Easter Ross. The sensitive and sympathetic upgrading of this former Gardener's Cottage is impressive. Work includes altering the internal layout, new kitchen, bathroom and en suite, new heating system, new flooring throughout the entire house, every room has been fully renovated and redecorated.

Originally built in the late 1800's, the property is located in a stunning position on a private Scottish country estate with views of the sparkling Moray Firth and surrounding countryside and a locally accessible beach. The current owners have cleverly managed to combine traditional construction, charm and appearance with contemporary bright, light and airy accommodation which is arranged over two levels.

The approach to Pine Lodge is impressive in itself, along a gated, tree-lined private driveway leading to a single track on the edge of the estate surrounded by beautiful countryside. The driveway of the property has ample parking space for several vehicles and leads to a detached double garage. The house itself is accessed via the front porch which doubles as a convenient boot room. This leads to a bright and airy sun room which has lovely views, new flooring and wood panelling, very much the place to relax, unwind and enjoy the surroundings. The inner hallway gives access to an impressive, stylish, bespoke, brand new dining kitchen which comes with a comprehensive range of wall and base storage units, Leisure range with 5 ring calor gas hob, oven and grill and a utility area with space for white goods. In keeping with the era and period design, there are two large public rooms located off the main hallway. The cosy sitting room comes with contemporary décor, ceiling coving and a beautiful new feature fireplace with inset multi fuel burning stove. The formal dining room is located at the opposite side of the hallway and has a wonderful dual aspect, restored fireplace with open fire and lovely coastal views. As part of the re-design, a further flexible room has been created to the side of the property which was designed to make the most of the wonderful views. With its 3 metre floor to ceiling large picture window and direct access to the garden as well as ever changing views, this room has a number of uses including a bedroom or studio. It is currently used as a home office/study and has a wc/cloak located off.

The newly carpeted staircase leads upstairs to the stunning master bedroom which has plenty of storage space, handmade French doors open to the Juliette balcony and lovely views. Other features include a Victorian cast iron fire surround and grate and a modern en suite complete with walk in shower, wc, wash hand basin and heated towel rail. There are two further beautifully presented large double bedrooms and family bathroom with picture window, dropped low enough so that you can sit in the new double ended slipper bath and look out to sea. The bathroom also has a hand crafted wooden basin stand with inset basin, a separate large walk in shower and wc.

The beautifully presented garden grounds are easily maintained and bounded in part by a distinctive dry stone wall. The driveway has ample parking for several vehicles and there is a detached double garage with up and over doors. The garage leads into a very useful large space which is used as a workshop and wood store. There is potential for future conversion here subject to the appropriate planning consents.

Pine Lodge lies in a peaceful rural setting in Easter Ross located a few miles east of Tain on the Dornoch Firth. The village lies in the Moray Firth Special Area of Conservation in the Tarbet Peninsula in the parish of Tarbet Ness. The property is in close proximity to Tarbet Ness Lighthouse and Ballone Castle. Portmahomack has long been associated with the early settlements with evidence dating back to one thousand years BC. There were many notable finds including a large collection of fragments of Pictish stone sculptures. Set in some of the finest Highland countryside, the area is a popular tourist destination with dolphin and whale watching a popular past-time. It also boasts a traditional picture postcard harbour designed by Thomas Telford, fishing boats, beach and fine views. There are many outdoor pursuits available in the area - fishing, hillwalking, boating and golf to name a few. There are also a host of amenities such as a primary school, restaurants, hotel and a sub-post office. Further amenities can be found in Tain including supermarkets, banks and secondary schooling.

Beautiful landscaped garden grounds mainly laid to lawn, bounded by a variety of mature trees, shrubs and plant borders. Greenhouse, small orchard, double garage, workshop, woodstore and kennel.
