This hugely characterful and deceptively large family home occupies an excellent location on a quiet street, just a short walk from the thriving town centre of Royston. The house was actually a commercial property before we purchased it, says Sarah-Jane, and even though there was a company in situ when I first came to view it, I could see that it was an amazing building and one which had so much potential to be turned back into a really fabulous family home.

The property was renovated in 1987 so it was in very good condition and all cat-5 cabled, which is a great feature. It had been well looked after and retained a wealth of lovely period features; we later discovered that there were many more yet to be uncovered. Theres a beautiful panelled room that we currently use as a library, lots of exposed beams and a staircase thats particularly impressive. Its an immensely characterful home.

After purchasing the house we decided to move in as it was and get a feel for the place before we began any major work, but sadly circumstances have meant that were no longer able to continue with the project, so the house as a whole is something of a blank canvas.

Back when we bought the house, the outside space was just a huge area for parking, so this year we created a lovely garden, continues Sarah-Jane. It has a beautiful sandstone terrace and raised beds that add both colour and structure, and weve also laid a brand new lawn. As a whole its a very serene space and a real suntrap during the summer.

I love the panelled room because it has such a calming atmosphere, says Sarah-Jane, but the family room with its huge fireplace is also really lovely. Its a large room, but it has a cosy feel so its where we all tend to congregate.

The location is absolutely superb, says Sarah-Jane. We can stroll through the alleyway to the High Street, which has a fabulous array of shops, so no need to worry if you run out of milk. However Upper King Street is wonderfully quiet; more often than not, all you can hear is birds tweeting so youd never know that you were in the town centre.

From the front the property looks rather quaint, but its actually a bit of a Tardis, says Sarah-Jane. We have over twenty rooms, many of which have stud walls, so in terms of redesigning the layout, the possibilities are endless. We also have a cellar which again has huge potential.

Ill definitely miss the character and the space within the house and Im sad that I didnt get the opportunity to fulfill my vision, says Sarah-Jane, but its a beautiful old building and Im sure the next owners will be able to finish the work that I have started and transform it into a really stunning home.
