Salem Cottage was built we understand during the 1800's and stands in a prominent position in the heart of this small rural hamlet in rolling North Cornish countryside. The home which retains a wealth of character throughout has been in the ownership of our clients for approximately three years during which time they have significantly improved and fitted many modern comforts.

The property which has been re-rendered and painted externally has accommodation including a welcoming reception hall, formal dining room with beamed ceiling and window seat and a dual aspect lounge which has a feature fire surround with inset wood burning stove. The lounge leads through to the kitchen/breakfast room which has an extensive range of fitted base units with rolled top worksurfaces including an electric oven and induction hob with extractor above. The kitchen/breakfast room is a good size with a quarry tiled floor and useful understairs storage recess. Concluding the ground floor there is a utility room with large cupboard housing the central heating boiler and a useful ground floor WC.

On the first floor the property has three bedrooms including a large master bedroom suite with a light storage recess currently used to house a dressing table. Bedroom two which is also located at the front of the property and enjoys far reaching views over the surrounding countryside. Bedroom three is a good sized single bedroom and accessed off the feature landing where there is a built-in storage cupboard and further airing cupboard. The family bathroom/WC has been re-fitted and features a four piece matching suite comprising of a panelled bath, shower cubicle, WC and basin. The cottage has been totally re-carpeted and re-decorated to a neutral standard with on the first floor the internal doors have been replaced and are now solid wood. Warmth is provided by oil fired central heating and external windows and doors are UPVC double glazed.

Externally, the property has a gravelled parking space at the side providing room for one vehicle with additional roadside parking available at the front. The gardens have been landscaped beautifully, are well enclosed and ideal for those with pets or children to consider. Bordered by fencing and mature hedging the gardens are predominately laid to lawn with many shrubs and perennials, a raised decked seating area and storage shed. There is access around the whole of the exterior of the building.
