The Story

A HAPPY HOME
Hillside Cottage is an attractive character house, described by the couple as "a quirky but happy home." In fact, says Carol: "When we first moved in it felt very much like a holiday home." The oldest part of the cottage, where ancient beams can still be seen in some places, is believed to date back to around 1450. It is thought that an extra floor was added to create an upper storey in the 1700s. "The house was ready to move into when we bought it but we have made some changes since then," she continues. "We have added an office or ground floor bedroom downstairs and a bathroom upstairs."

A HIGH STANDARD
Perhaps the most significant enhancement to the charming home, however, was the garden room, which was added downstairs. This now leads on from the kitchen and is a wonderful place to relax and take in the panorama. "I love the garden room - we have it as a place to sit but someone else might like to use it as a dining room. It can be kept separate from the kitchen or enjoyed with it as one open-plan space." In all the work they have done to the house they have tried to retain its exquisite character while also making it a comfortable place to live; everything has been finished to a high standard: "We have used Farrow & Ball colours in the kitchen and bathroom, and chosen paint from the Little Greene Paint Company for the outside," says Ian.

CHARACTER HOME
The couple have enjoyed finding just the right items to complete each room.
"This is very much a character home and we wanted to bring that out," says Ian. "The drawing room, for example, where we have the most beautiful beams, also features an inglenook fireplace with a wood-burning stove." To complement the original features, they sought high and low for reclaimed materials and fittings to blend in. "We have a wooden floor that was originally in a shop in Lowestoft and the fourth bedroom has a door that came from a ticket office," he says. And Carol adds: "We have an Edwardian sink in the bathroom upstairs and downstairs the sink has been fitted into an old washstand."

PERFECT PLACE
Two sets of stairs rise up from the ground floor of the cottage to the bedrooms. One serves the master bedroom and the other leads up to the guest room.
"This works very well if you have young children. When we came here our daughters were three and one, and it has been a great family home for 21 years since then."
Hillside Cottage has also been a wonderful place for family gatherings, parties and events.
"Both our girls went to university and every Christmas this was where their friends would congregate: it is just the perfect place to be when the fire is lit in the winter time."

GOOD LOCATION
There have been barbecues on the terrace and garden parties out on the lawn.
"Carol is an artist and we have even had an Open Studios event here, with a marquee up in the garden," says Ian. Situated just four miles from Wymondham and seven miles for Norwich, Hillside Cottage is very easy to reach. There are good local facilities but it is also on the right side of Norwich for access to the research park, university and hospital. "It takes us just 10 minutes to get to the A11 and we can catch the train from Wymondham down to Cambridge and then on to King's Cross in London," says Ian. "This is a lovely place to live, especially if you enjoy walking and being close to nature. The house is something of a Tardis, much larger than you realise from the outside, and it has such wonderful character. It really is unique."

Setting The Scene

Hillside Cottage is set in pretty grounds, with views out over the Yare Valley. There is a raised sun terrace, which adjoins the cottage, together with tiered cottage-style, well-stocked gardens, and a kitchen garden area and greenhouse.

Barford is an active village with a local primary school, playing field with village hall and public house. The adjoining village of Barnham Broom is well known for the popular golf course and also has local schooling and shop. The larger centre of Wymondham is within easy access with Wymondham High school and Wymondham College for secondary education. The town boasts an historic market cross and 12th century Abbey, with a range of local shopping, together with two supermarkets including Waitrose. There are also a range of public houses, restaurants and takeaways. Situated adjcent to the A11 London Road with a rail station providing access to Cambridge and Norwich and then onto London.
