The East Riding of Yorkshire Council invites expressions of interest for the purchase & development of a brownfield development site comprising a total area of approximately 0.32 hectare (0.79 acre).
The site which is prominently located on the north side of Hilderthorpe Road in the popular east coast holiday resort of Bridlington, has easy access to the town centre and is approximately 28 miles North of Hull and 40 miles East of York. The town serves as a trade and service centre for the surrounding area.
The site is located within the boundary of Bridlington Town Centre Area Action Plan (AAP) that was adopted as policy by the council, as local planning authority, in January 2013. It is expected that the development of the site will make a significant contribution to the regeneration of the town centre. In this connection, it is important that developers have regard to the development guidelines and the associated documents.
The site will be made available freehold with vacant possession.

The purchaser will be responsible for making its own enquiries of the various utility companies to:

Site Clearance

The site has been used for the temporary storage of soil and materials in connection with ongoing highway improvement works on Hilderthorpe Road. The council will remove these materials and will carry out some regrading prior to the completion of the sale of the land.

Access

The site has frontages to the public highway on both Springfield Avenue and Hilderthorpe Road.

Site Boundaries

The council has proposals for highway improvements adjacent to the site which provide for the widening of Hilderthorpe Road. In this connection, the council is retaining sufficient land for these improvements.
The Council has erected a temporary timber fence to secure the site. The position of the fence does not delineate the site boundaries.

Expressions of Interest

Interested parties will initially be required to submit the following information in accordance with the submission procedure, details of which are available on request :

(i) Their full name and address

(ii) Details of the proposed development.

(iii) An indicative financial bid for the freehold interest in site

The closing date for the submission of expressions of interest is noon 14 December 2016.

Method of Disposal

The Council will consider all development proposals submitted and, subject to the receipt of satisfactory proposals, the council will identify a preferred developer and progress sale negotiations with a view to entering into a sale contract. Alternatively, depending on the proposals submitted, the council may draw up a shortlist of developers who will be invited to submit their highest bids.
