THE PROPERTY Through the front door you are met with a bright, open hall, leading to the reception and kitchen. There is a useful downstairs cloakroom immediately to your right and stairs leading to the first floor.

The reception room is at the front of the property with the wide open plan kitchen and dining area at the rear. This room is well laid out with ample dining space. The recently added conservatory provides lots of light and extends the living accommodation neatly into the rear garden.

FIRST FLOOR The landing provides access to all three bedrooms and the master bath. The third bedroom is to the front of the property and is the smallest of the three. The Master bath has a panelled bath with shower, W/C and wash hand basin.

The second bedroom is to the rear and has an in-built storage cupboard. The Master bedroom is a good sized double room with fitted wardrobes and en-suite shower room with W/C and basin.

OUTSIDE

FRONT The property is located in the quiet cul-de-sac of Tubshaw Close. There is visitor parking to the front and short path to the front door.

REAR GARDEN & PARKING The rear garden is a lovely space with a lawned area, various young plants and trees and a gravel path leading to the garden shed. Bathed in light thanks to it's South facing position, the garden is a great entertaining space with a raised deck area for dining and access straight from the conservatory.

There is a gate leading to the rear access and allocated parking for one car.

VENDOR'S COMMENTS This was our first house that we bought together and it was perfect for us. We have been so happy here for the last ten-and-a-half years. Some of our closest friends are people we have met in Trubshaw.

Trubshaw Close is a quiet close where our children have learned to scoot and cycle, where they have ran around with their friends on summer days and evenings and where we have had barbeques and fireworks on the green with the other residents. It is also a safe place where the only cars and pedestrians are the residents themselves.

The Gloucester Road is so amazing for any age, for couples or singletons or for families. We have frequented the great selection of pubs and cafes and even though it is a busy and vibrant road, you will see people you know and always feel safe and secure.

Our home is cosy, our garden is a sun-trap in the summer and our conservatory has added such a lovely and relaxing space. We will be sad to leave but take with us so many happy memories.

ADDITITONAL NOTES The shared external grounds in the development are managed and maintained by First Port Property Management at a cost of £300 per annum. There is a Ground Rent charge for the property of £5 per annum.
