Situation

Clenchwarton is a thriving Norfolk village only a few miles from King's Lynn, with good bus links into the town. The village offers a range of clubs and organisations, as well as a post office, service station, general store, two public houses, children's play area, playing field and a good primary school.

The nearby village of Terrington St. Clement offers further amenities including a petrol station and doctors' surgery as well as additional education.

The town of King's Lynn was one of England's most important ports from as early as the 12th century and this maritime past is still very much in evidence today. Fine old merchants' houses stretch down to the river between cobbled lanes and the elegant Custom House overlooks the harbour. The town's heritage is reflected in an amazing array of historic buildings and has two magnificent market places: Saturday Market Place, where St Margaret's Church is, surrounded by splendid buildings and Tuesday Market Place, quite possibly one of England's grandest squares.

Today the town offers a wide range of dining, leisure and shopping facilities both in the central pedestrianized areas and in the large out of town retail parks. A fast mainline train link to London King's Cross via Ely and Cambridge operates from King's Lynn station.

Description

Margaretta House stands beautifully in an oasis of calm yet close to all the amenities of King's Lynn and its direct mainline link to London King's Cross.

Approached though electric hardwood gates by The Lodge cottage, the mature tree lined driveway leads past paddocks with estate steel park railings to the main house which sits central to its land. This fine Georgian property was built on the former site of a moated house although Margaretta House is not listed.

The house has been meticulously refurbished with all the benefits of the period seamlessly mixed with modern insulation, heating and building techniques.

Steps lead up to double partially glazed front doors into a classic entrance hall with limestone flooring and a sweeping staircase, this hall benefits from underfloor heating. On both sides of the main entrance are two main reception rooms, with original Georgian working fireplaces, high ceilings and floor to ceiling sash windows with the original wooden shutters. The Amdega conservatory leads off the left hand room, faces south and overlooks the garden.

The large kitchen is a wonderful family living and dining space with 4 oven oil fired Aga, a range of fitted wooden base and wall units and central island unit with granite worktops. Smeg integrated appliances include a single oven and dishwasher and there is plenty of space for a freestanding fridge. The original servants' bells above the kitchen door are a lovely feature. The sitting end of the room is panelled and has a wood burner.
In the kitchen a lift up floor hatch has hidden stairs into the basement with a fully tanked cellar for wine storage and a utility room. A boot room/further utility space leads from the kitchen. Also off the main hallway is a further study, a large south facing library and cloak room with separate WC.

On the first floor the master bedroom suite is south and east facing and has a stunning en suite bathroom with underfloor heating, walk in shower, and a freestanding modern nickel bath from which one can enjoy the lovely views. There is also an adjoining dressing room.

There are 5 further double rooms and a family bathroom. One double, currently used as a children's room, has 3 built in cabin beds designed like sleeping pods with reading lights and a study/homework area as well as plenty of space for a further bed, this room shares an en suite Jack and Jill bathroom with another double currently used as a child's room.

The sixth bedroom/sitting room has a small kitchenette and a ladder here leads up to the large fully insulated loft/storage space. There is also a good amount of storage cupboard space off the landing.

The Coach House

This separate property has been partially converted with potential for a 2 storey 3 bedroom house with a large kitchen/dining room, sitting room and an adjoining gym. Upstairs the property is currently used as a flat with a small kitchen, bathroom, double bedroom and sitting room.

The Lodge

3 bedroom lodge cottage with fully fitted wood effect kitchen, integrated oven and hob with extractor fan, utility room and spacious west facing sitting room with French doors to the garden. The dining room leads off the main hallway.

On the first floor there are 2 double bedrooms, one with an en suite washroom and WC, a single bedroom and a family bathroom.

This property has full planning, with 2 years remaining, to extend and create two adjoining 2 and 3 bedroom cottages.

Outside
Margaretta House faces east, has lovely views across open countryside and is surrounded by its land. The gardens have mature herbaceous borders, sandstone paved and decked entertaining areas, recently refurbished and heated salt water swimming pool, pool house and a selection of useful outbuildings including 2 very good quality stable blocks, one of which has a heated tack room, hot water for horse washing and piped music.

With fine steel estate fenced paddocks, a temporary ménage with FPP for a permanent flood lit ménage and open grassland and mixed woodland offering fine walks and rides without having to leave your own boundaries, Margaretta House makes a wonderful family home. We understand that it is also possible to ride out through quiet lanes to the marshes.
