For sale by Informal Tender, closing date 12 noon on Monday 12th December 2016. 1.5 acre field on eastern side of Golberdon village. Level gated access from village road. Field is down to grass and sold with vacant possession. Mains water is in the road. Sale subject to an uplift clause.
The field fronts onto the road leading into Golberdon from the Callington direction and the attractive village is set amongst unspoilt countryside. The field has a level approach from the road which is a straight section to the village with good visibility. For equestrian buyers the open expanses of Bodmin Moor are roughly 3 miles away at Fore Downs, Pensilva, whilst the Duchy College near Stoke Climsland which hosts several equestrian events throughout the year is some 4 miles distance.
The field is rectangular in shape having straight hedges on all sides being some 140’ wide by approximately 490’ in depth and extends to approximately 1.52 acres. The land is down to pasture with established tree hedges which give a great degree of shelter and add to the visual attraction of the field and the hedges have been lined internally with post and wire fencing.
The land is sold subject to an uplift clause which will be for a period of ten years from completion requiring a further payment of 25% to the vendors of the increase in value between agricultural land and development land should planning permission be obtained for residential development.
NOTE: Planning to erect agricultural buildings/stables will not be subject to the uplift clause.
A subject to contract Informal Tender document is enclosed with these sales details and prospective purchasers should submit their Tender form to the Kivells Callington office for the attention of Alan Jones no later than 12 noon Monday 12th December 2016.
The Tender Form must give a round figure and not a figure per acre, nor must it specify an incremental step, i.e. £100 higher than the highest bidder. The Vendor is not obliged to accept the
highest or any offer tendered. Parties will be notified within a fortnight of the Tender date whether they have been successful or not.
There are no services connected to the land, however mains water is in the road and mains electricity is nearby. Prospective purchasers are advised to make their own enquiries as to the cost and availability of services.
From the traffic lights in Callington proceed towards Launceston on the A388 road bearing off left after approximately 1/4 of a mile into South Hill Road which leads to Maders, Golberdon and South Hill. Continue on this road for approximately 2 miles turning left after the hamlet of Maders and where signposted to ‘Golberdon’. Proceed down this road towards the village where the field will be found on the left hand side having a for sale sign displayed and roughly 320 yards before reaching the crossroads by the war memorial and village hall.
