Full description

Found on the first floor of a handsome Victorian building, this two-bedroom garden flat is immaculate and fantastically light throughout. The introduction of the contemporary touches perfectly complements the period feel and aesthetic.

Hillfield Avenue runs from the edge of Crouch End Broadway and down to Hornsey High Road, so it is well-located for both parades. It is also handily placed for Hornsey Overground too, making the daily commute a little less stressful.

Brickworks Says - This flat is one of those homes that 'just works'. The proportions and layout are practical and almost without compromise. We adore the main living space which has lovely high ceilings and three, large sash windows that flood the space with light. And the fireplace and chimney breast, with its exposed brickwork, give the room a great focal point.

Moving through the flat from the reception room at the front, you come to the second bedroom which is a double, with some clever, built-in storage on one wall. Stepping down a few internal steps, which help define the spaces, you come to the bathroom and then the main bedroom at the back which has French doors that lead out onto a small, decked balcony that overlooks the pretty garden.

The Owners Say - We have loved this beautiful flat from the moment we first saw it. There are so many wonderful things to enjoy about living here from the high ceilings and sun streaming through the gorgeous sash windows (topped off with pretty coloured glass), to the original period features such as the impressive fireplace in the living room. And from a more functional perspective, the amount of storage space tucked away in this flat is fantastic!

We will miss waking up in the morning and enjoying breakfast and coffee in the sunshine on the deck by our bedroom, looking onto the flowers we have planted in the garden.

The location is undeniably good - you can take your pick of the excellent selection of restaurants, bars and seriously good coffee shops in family friendly Crouch End and Hornsey, all being within walking distance. And there's always something good on at the Arthouse and Picturehouse cinemas or the Hornsey Town Hall in Crouch End. For more green space, you can wander over to Priory Park or Alexandra Park where a fantastic farmers market takes place every Sunday.

Points To Consider - There are three flats in total in the building, each with a share of the freehold. There is no service charge. Communal bills, buildings insurance and so on are all paid for on an ad-hoc basis.

Found within the borough of Haringey, the flat falls within Council Tax Band C (£1,319 in 2016/7).

The roof terrace, which leads off the main bedroom, is private with steps down to the shared garden. The title splits the garden (as shown in the floor plan) but in reality, there is no physical division, the two flats with access both enjoy the space together.

There is bags of storage around the apartment, including a wall of 'hidden' bespoke cupboards in the second bedroom. Also, there is a handy cupboard where the washer/dryer lives. Great to have a designated space for it away from the living room.

Hornsey station is only about a 5 min walk away which will get you to Old Street/Moorgate in about 15mins and Oxford Circus in about 20mins.

The flat was within the admission area for Rokesly Infant School for 2016. At less than 0.2 of a mile from the school gates, entry should be safe most years.
