The land is positioned on the west side of Paper Mill Lane, Bramford, and stands between residential properties which have frontage onto Paper Mill Lane, and the Ipswich to Norwich railway line. The land forms part of the village of Bramford which is a well-served village which is attached to the north western edge of the county town of Ipswich.
Primary school and some local shops are available within the village centre which is approximately ½ mile from the land, and more extensive facilities are available within nearby Ipswich, with the town centre approximately 3 miles distant.

A planning application under reference 0331/16 was submitted in January 2016, for two pairs of semi-detached houses.
The application was withdrawn prior to determination, and we are advised that this was because the land is listed as being within a flood risk zone.
