power. There is a private foul drainage system. The perimeter of the site is fenced with concrete posts and chain link fencing and benefits from
CCTV system covering the buildings.

LEASE TERMS
The property is Let to Cemex UK Operations Limited, Company Registration No: 658390 for a term of 10 years from 4th April 2014 on Full Repairing
and Insuring Lease terms subject to a Schedule of Condition. The passing rent is currently 60,422.11 pax which is to increase annually in line with
the Consumer Price Index. There is a Tenants Option to Break the Lease on the fifth anniversary of the term providing the Tenant gives six months'
prior written notice.

ROYALTIES
