THE SITE

This well located town centre residential development site extends
in total to approximately 0.37 hectares/0.92 acres situated on the
west side of Clapper Lane immediately before the turn into Charles
Road. The planning approval is for 10 dwellings and the relocation
of the existing allotment gardens contained within the site to a
different part of the site. When split, the proposed residential
development area (on the site of the existing allotments) extends
to approx 0.67 acres and the new allotments designated area extends to approx 0.25 acres.

The purchaser will be responsible for all works associated with
relocating the allotments. The residential scheme shows two
blocks of terraced dwellings (six and four) with 8 small allotments
set out on what is currently garden. A new access road will serve
the scheme and the allotments and provide access to 3rd party
properties. Immediately adjacent to the site on all boundaries is
existing residential development. The land falls gently to the north.
The site is located approximately 100m from Honiton High Street.

Honiton

The town of Honiton is situated approximately 13 miles east of
Exeter and 23 miles south of Taunton at the junction of the A30
and A35 trunk roads. The town centre has been by-passed by the

motorway at Junction 29, and allows commuters easier access to
the City of Exeter. Honiton also benefits from a mainline railway
station which has connections to Exeter and London Waterloo.
Honiton town centre contains a number of national and regional
retailers with a Tesco supermarket situated on the eastern outskirts
of the town. There is also a range of employment generating uses
situated on the Heathpark Industrial Estate close to the A30 dual
carriageway.
