Full description

Chance to convert a modern farm building into a contemporary residence with a field. Just outside Falmouth. About 1,125 sq ft. Spacious kitchen & living room, 2 bedrooms
and bathroom. Level pasture field. Services near-by. .7 of an Acre

Situation - The Barn at Hillhead is situated off Hillhead Road on the edge of Falmouth, therefore being convenient for the school, Falmouth Town and access to the A39. The port and centre of Falmouth is about 1.75 miles to the east with its comprehensive range of shopping facilities. The cathedral city of Truro being the commercial and retail centre of Cornwall is about 9 miles to the north where there is a station on the London Paddington line.

Rights Of Way - The Vendor reserves a right of way at all times over the entrance driveway for the purposes of accessing retained farmland.

Description - The approach to The Barn at Hillhead is over a short good quality tarmac drive which leads to a gate opening to the property.

The building is currently a mono-pitched modern agricultural livestock shed (about 45 x 25 ft) of block, timber, galvanised iron and corrugated fibre cement construction which stands within its own level field.

Boundaries - The Vendor will build up the gateway which is currently situated on the southern boundary. The southern boundary will be a shared boundary as shown by the appropriate T marks on the attached plan.

Town And Country Planning - An application was made under Schedule 2, Part 3, Class Q, of the Town and Country Planning Permitted Development (England) Order 2015 for the conversion of the agricultural building to form a single dwelling (application no. PA15/09608 dated 9th October 2015). This application for prior notification was refused by Cornwall Council on 7th December 2015. An appeal was lodged with The Planning Inspectorate which was allowed on 1st November 2016 for the conversion of the existing building and land within its curtilage to form a single dwelling.

Copies of the Appeal Decision and associated drawings are available on request from Stags Truro office.

Viewing - Strictly and only by prior appointment with Stags Truro office on 01872 264488

Directions - From Truro take the A39 towards Falmouth and drive for about seven miles to Higher Treluswell double roundabout. Go straight over staying on the A39 towards Falmouth. At Higher Treliever double roundabouts, at the second roundabout take the first left towards Falmouth staying on the A39. Drive down to the next roundabout and go straight over. At the next roundabout take the second exit towards Constantine. Drive up the hill to the roundabout and take the third exit towards Constantine. At the T junction, turn right towards Penryn. Drive down the hill and the entrance to the property will be seen on the left-hand side, just before the 30mph speed limit sign.

Services -

Mains Water - The Purchaser will be required to connect to the existing water meter adjacent to the public road and entrance driveway and disconnect the water supply which currently serves the property and adjoining farmland. The Vendor reserves the right to enter onto the driveway to reconnect a mains water supply to the water main to serve retained farmland.

Mains Electricity - It is understood there is mains electricity in the area.

Drainage - It is envisaged that a private drainage system will be installed within the grounds.

These particulars are a guide only and should not be relied upon for any purpose.
