SITUATION West Dreyton Barns are situated some 4 miles west of the picturesque River Dart Port of Dartmouth and some 8 miles to the south of the Elizabethan Town of Totnes. DIRECTIONS From Totnes and Kingsbridge take the A381 respectively south and north heading for some 6 miles to the BP Garage at Totnes Cross, which is approximately ½ a mile south of the village of Halwell. At this road junction take the Dartmouth road - the A3122 and proceed past Halwell Business Park on the right for 2 plus miles to the hamlet of "The Forces Tavern", this being a former roadside public house and now converted into a beauty salon/dog parlour. In this hamlet the Blackawton road turns sharp right (south) and the entrance to West Dreyton Barns will be found on the opposite side of the road100 yards towards Dartmouth.
A regular bus service stops at the end of the driveway in the hamlet, this service going to Totnes, Dartmouth and points beyond. 

AMENITIES Dartmouth is a well equipped riverside business and leisure port with a number of national chain stores such as Sainsburys, Lidls, Marks & Spencer (food) and Boots as well as a full range of retail shopping. In addition, a doctors surgery and minor hospital, Dartmouth Academy schooling, leisure centre and new indoor swimming pool.

Application No. 2679/16/PDM dated 12th October 2016 being notification for a prior approval for the proposed change of use of an agricultural building to dwelling house (Class C3) and for associated operational development (Class Q) (A+B); a copy of this planning consent can be found in the technical pack. 

BUILDING X The building as shown on the plan attached as building "X" comprises a concrete framed and asbestos roofed agricultural building which is believed to have potential under the same Policy as the conversion of the parlour building to potentially convert to additional buildings if required. The vendor can confirm that this building was in agricultural use during 2013, being the required dates under the Class QA/QB permission. 

BOUNDARIES 1) C-D - the northern boundary against the agricultural barn for dry storage use only. The purchaser to be responsible for the erection of a 2.5m timber close boarded wall against the building and open yard.
