IF YOU LIVED HERE...
You'll be enjoying views over Walthamstow Reservoirs from the rear bay window, with the shared garden backing onto the playing fields of Lee Valley Park you'll scarcely know you're in London.
Despite the peace and quiet, Blackhorse Road tube is just a five minute's walk away, from there it's just 20 minutes into Oxford Circus via the Victoria line. One stop in the other direction and you're at Walthamstow Central for the Empire Cinema, restaurants and the Mall.
Back inside and you'll benefit from the timeless Warner design, with all rooms leading off a long central corridor and not an inch of space wasted. Both bedrooms are a decent size at over 100 square feet, so no arguments about who gets what.
The decor throughout is beautiful, with restored original floorboards, a period mantelpiece and ceiling roses. The bathroom in particular is exquisite, with floor to ceiling metro tiles and heated towel rails.
1. The kitchen and reception/dining are connected by a handy serving hatch, ideal when entertaining.
2. Long, private and with great views over the reservoirs, the garden is a great blank canvas for green fingers.
3. The front bedroom is currently being used as a second reception room, meaning you have flexibility to keep the rear room as a dedicated diner or lounge.

A WORD FROM THE OWNER....
'Before moving to Walthamstow we were only vaguely familiar with the area but now we can say we are a fully integrated part of the community. We are friends with many of our neighbours and have met and became friends with several locals during our visits to St. James Park and the Marshes with our puppy. We regularly frequent Wood St Coffee and The Blackhorse workshops down the Road, my partner loved it so much she has rented a desk space there. The flat itself is well located being a stones throw away from the Blackhorse Road station on the Victoria Line and a short walk to St James St Station which goes to the City. We love living and working in this flat because of the bright sunlight. In the mornings it fills the living room and in the evenings the sun set is absolutely breath taking, it is one of the things we will miss most. Edward Road has a proper community and we tend to stick to this area even on the weekends frequenting our local The Chequers or cycling to have dinner in the Village. It is a lovely flat and beautiful area and we are convinced that anyone that lives here will feel the same.'
