IF YOU LIVED HERE...
You'll be enjoying a roomy, rural feel just one stop from Walthamstow Central - not to mention an extremely pleasant outlook over the wide open green space of Honeybone allottments. If you fancy yourself a gardener you could even apply for an allotment yourself.
Original wood floorboards are underfoot in the lounge (it's grey, engineered oak in the second bedroom and a mixture of tiling and carpet elsewhere). At over 140 square feet there's plenty of room to dine in the kitchen, and there's a special bar for this purpose.
At the rear of the property there's a 100 square foot, south facing sun room with a roof that's essentially one big skylight to grab the rays. The rear garden itself is mostly low-maintenance patio with a raised deck area at the end.
St James Station is les than ten minute's walk away, here you're just 18 minutes from Liverpool Street in one direction, or one stop from Walthamstow Central in the other. Walk a little further and you're on Walthamstow High Street with shops, pubs, restaurants and the Empire Cinema.
- The loft space has been converted into a flexible space, with stylish exposed brickwork it's perfect for a home office or third bedroom.
- You're spoilt for green space; Lee Valley Park, Low Hall Sports Ground and St James Park are all right on your doorstep.
- It's a good spot for schools; there are six nearby rated 'Good' or better by Ofsted.

WORD FROM OWNER...
16 years ago, after viewing 21 properties in a week, I viewed this house on a sunny afternoon, fell in love with the house and location and moved in 6 weeks later. What a great place to live! Wake up to birds singing, people working on their allotments and there are always squirrels and foxes gallivanting around. The terrace of just six cottages is a mini community and neighbours have become a second family. Its been a dream living here and now Ive decided to escape to the country, its time for new owners to make their dreams come true here. Dont just take my word for it though. Come have a look for yourself.
