This in turn links in to the Norfolk Broads network.

The Norfolk coast, renowned for its sandy beaches and bird reserves is close by with Caister-on-sea 2 miles away which offers further shopping facilities, including a supermarket, whilst the nearby towns of Great Yarmouth and Acle offer a selection of shopping and leisure amenities. There is a station at Acle with regular trains connecting to Norwich, from whence there are main line rail connections to London-Liverpool Street. Norwich is renowned for being the regional centre as well as for its shopping and cultural services, selection of schools, university and other amenities.

Description

Mautby Lodge is a former old rectory, believed to date back to the Late 17th Century and is an elegant family house with a Georgian façade, well-proportioned rooms which are both light and spacious and stands in a quiet position surrounded by delightful, recently landscaped garden and grounds. The house has recently undergone a major renovation and restoration program and great care has been taken to retain the period detail and character of the property. At the same time a superb orangery/dining room was added to the west side of the house which leads out on to a loggia and terrace, providing a wonderful eating and entertaining area.

The current accommodation can provide a spacious 5 bedroom house with 4 bathrooms or can be divided into the main house together with a separate 2 bedroom cottage/annexe

Outside

Mautby Lodge is at the end of a long private drive which also provides earlier access to two other properties. The drive then extends to a large parking and turning area, leading to the front entrance of the house. The gardens surround the house and have recently been re-landscaped with significant re-planting and comprise large areas of lawns, together with well-stocked shrub and flower borders and several specimen trees.

A side driveway leads round to the substantial outbuilding, which can provide garaging for several cars, has three phase electricity and store rooms beyond. Beside this outbuilding is an additional piece of land which could be made into a small paddock or is the ideal setting for a tennis court or swimming pool if required. The gardens and grounds extend in all to about 2.95 acres.

Agents Note

There are two footpaths, one leading along the first part of the drive and then between Mautby Lodge Cottage and the neighbouring barns to the eastern boundary and is screened by mature trees. The other footpath runs along the southern boundary of Mautby Lodge and is screened from the house by mature shrubs, hedges and trees.

Directions NR29 3JE
