A very spacious area with fixed seating along three walls, the main window having views over to the Trough Of Bowland. There is a gas corner fire with TV connections and sockets. storage cupboards and shelves complete this area.

Kitchen / dining room 
The combined kitchen and dining area gives a very usefull and spacious entertaining space. the kitchen area has a useful mix of wall and base units,gas cooker and grill, gas hob and a free standing fridge / freezer. The dining area has fixed seating set around a dining table.

Bedroom 2 
A cosy spare bedroom at present with a double bed but could have twin beds. There is overhead storage and a wardrobe.

Bedroom 1 
The master bedroom has a double bed, overhead lockers with bedside cabinets, 2 wardrobes, and a dressing table area.
