Situated in the delightful Village of Buckland, we are excited to present this stunning, 18th century property of historical merit. A unique and exquisite detached family home with a wealth of period and modernised features throughout.

Over the years the current owners have updated this lovely former Rectory beautifully, keeping the charm and character including numerous fireplaces, original sash and casement windows, a Georgian style staircase and galleried landing, ornate moulded cornices, dado rails and picture rails.

The property compromises a spacious kitchen/breakfast room, modernised bathroom suites, four reception rooms, five bedrooms, a wine cellar, a detached double garage and a self-contained coach-house annexe with one bedroom and one bathroom.

There are many attractive features in this property, one being the garden room, with vaulted ceilings, overlooking the stunning and well-stocked circa 1.25 acre gardens. It has its own tennis court and a large gravelled driveway with plenty of room for several cars.

This fantastic property is ideal for any growing family who are looking for a peaceful yet contemporary home surrounded by nature. The spacious rooms, interior design and the extremely large outdoor space is perfect to enjoy all year around, come rain or shine.

The location is centered around a pretty Village green with a pond and adjacent village church. There are a few local businesses which include a small shop, hairdressers and a public house. The village of Betchworth has a further three public houses, a primary school, post office and railway station. There are frequent train services to London from Redhill, Reigate and Dorking stations. The nearby towns of Reigate and Dorking which both have a comprehensive range of shops, recreational and educational facilities. "For many this would be their dream home just like the one you expect to see on the cover of Homes & Gardens or Surrey Life.
As a lover of character properties I am smitten with this one, the history oozes from every room and every detail. This really does suit families of any age, the gardens are perfect for children to play, you can just imagine those family visits being a bit to regular. A unique home for many years."

"We wanted the house immediately: lovely big garden, wonderful layout, separate one bedroom house for office and art studio, location on Buckland Green, village deli over the road.
The tennis court was a bonus. We hosted an annual Buckland Tennis Tournament, with a nice meal in the garden. The Tournament Shield stays with the house.
We learned that the stained glass windows from St Mary the Virgin across the were stored in The Houses cellar during the 2nd World War. They are back in the Church now.
Our daughter was married at St. Mary's across the road, with post wedding champagne on the green and a reception for 150 guests the garden. Countless birthday parties, with bouncy castles etc. staged.
Great village atmosphere. Annual art and plant sale in the Village Hall. Annual picnics held on the Green. Local Morris Dancers on the 1st May. Christmas Carols to raise money for Hedley Court and other causes. The village enjoys much character and, a lot of characters."
