Tenure: Freehold

A small development of two beautifully designed Scandinavian inspired Eco Homes set in a stunning rural location with views over apple orchards and rolling farmland. These properties are at the forefront of current low energy design, and utilise proven modern sustainable technologies to target Level 6 of the Code for Sustainable Homes. They have been designed for comfortable and convenient living, and will deliver exceptionally low energy costs along with very low ongoing maintenance requirements. Utterly bespoke, from design through to construction, they provide hand crafted living accommodation to the very highest build quality.

These properties set out to inspire and delight, from the pretty flowering sedum roof of the porches, to the first floor bedrooms that each enjoys their own balcony with far reaching views of the scenic Wye Valley. The main living room is a generous space with a high vaulted ceiling that benefits from an abundance of natural light from the high level triangular windows in the gable walls, and the solar powered VELUX windows in the roof. And whilst the full length of the rear wall is triple glazed bringing your private garden into your living space through generously sized patio doors, there is still ample wall space for your art and your flat screen TV.

The kitchen dining room is conceived as a contemporary farmhouse kitchen, at the heart of which is a modern inglenook containing the EVERHOT heat storage range cooker. With polished slate flooring throughout, a large light and airy space is created. The kitchen has a vast array of integrated appliances for that extra bit of convenience, including wine cooler and steam function oven, whilst the dining area has two sets of French doors onto a patio eating area that overlooks the orchard. Downstairs there is also a separate utility room and wet room shower, along with plenty of clever storage arrangements.

The master bedroom suite occupies the whole of the second floor. It is a quiet and tranquil space that can offer a high level of privacy with its own seating/desk area and a separate shower. The vaulted ceiling to the bedroom adds character and has a large VELUX roof window offering expansive views.
There are three good sized bedrooms on the first floor and they all have balconies with far reaching views. Bedroom two also has an ensuite. The family bathroom is situated off the landing on this floor, and there is a seating/desk area with a large window overlooking the sedum roof.

Heating & Ventilation
Danish designed and manufactured GENVEX Premium 3 MVHR system. It is an air source heat pump heating and mechanical ventilation system, with integrated heat recovery. To provide a year round controlled internal environment, the system supplies the house with continuous HEPA filtered fresh air through a heat recovery matrix that retains up to 95% of the heat energy in the house. In the winter months the integrated heat pumps efficiently heats the incoming fresh air, whilst in the summer this same heat pump can cool the building if required. The system is silent and requires no maintenance except for annually vacuuming of two air filters. A 3 year service plan from GENVEX will be provided, and a representative will help the new owner set up the system and teach them how to operate it. The control system is designed by BANG & OLUFSEN and is located on the first floor landing.
