Location

The castle, with attendant gate lodge, garden cottage and walled garden, coach house and stable block, stands in 310 acres of policies and grass parks in rolling South Ayrshire countryside only a short distance from the coast.

Ayr is about 7 miles to the north and provides a wide range of shops, supermarkets, professional services and schools, most notably Wellington School which offers private coeducation.
The Ayrshire coast is famous worldwide for golf, with championship courses at Royal Troon, Prestwick and Turnberry, all of which have hosted the Open Championship. Ayr Racecourse has regular race meetings and hosts the Scottish Grand National. Glasgow City Centre is easily accessible by both rail and road and is widely regarded as a vibrant and dynamic city with one of the UK's best shopping districts. Edinburgh, Scotland's famous capital city, lies just over 93 miles to the northeast.

The south west of Scotland is noted for its field sports, including pheasant, partridge and grouse shooting. Red, roe and fallow deer stalking is also readily available. Only a short distance to the north is the popular sailing area of the Firth of Clyde with yachting marinas at Troon, and further up the coast at Largs and Inverkip.

Prestwick Airport is about 3 miles to the north of Ayr and has services to many European destinations. Glasgow Airport (45 miles) and Edinburgh Airport (81 miles) provide a wide range of domestic, European and international flights.

Description

Cassillis Castle

From a high bank, Cassillis towers over the River Doon. It is approached through electric gates via a private tarred drive which follows the River Doon through immaculate grounds past the Gate Lodge, Garden Cottage and Stable Block to a gravelled parking area.

Laid out over five floors, the accommodation is as shown on the accompanying floor plans. The Drawing Room bears a strong resemblance to William Burn's work, although it is thought that it was the work of David Bryce. Vast windows flood the room with natural light, and whilst the fireplace forms a centrepiece for the room, it is undoubtedly trumped by the fine ceiling plasterwork. The Inner Hall and Dining Room also have grand fireplaces, and the glazed roof in the hall is another quest for natural light.

The spiral staircase is part of the original Keep of Cassillis, and is built clockwise to ensure an easy defence by a right-handed swordsman. Of particular note is the exquisite hollow central stone pillar. Nigel Tranter in 'The Fortified House in Scotland' writes: "A detail of unusual interest is the very wide newel or centrepost of the 17th century turnpike stair, which has been found to be hollow from top to bottom, with stones projecting within to form steps, and small slits admitting light from the stairway proper". It is not known what purpose this feature served, though it was probably for lighting the staircase in an otherwise darker corner of the castle. Today electric lights have replaced traditional candles or oil lamps.

The Ballroom and adjacent Library were originally the bedroom and living quarters of the Earls of Cassillis. At almost 30' in length and 20' in width, the Ballroom is a superb room for entertaining, with windows overlooking the River Doon below.

The original nurseries have been converted to provide a bedroom and en suite bathroom of generous proportions, but an unusual arched passageway through the original 15th century, 16' to 18' thick castle wall provides a secondary access between the rooms, designed for staff. The same passageway services the East and West Chintz bedrooms on the floor above. The portcullis door marks the original Norman-style entrance to the keep. From this entrance, a secret staircase (not marked on the layout plans) leads up to the East Chintz Room. At the top of the steps a faded, hand painted notice on the wall advises staff that this staircase was for the use of the Earl and his family only; the sign reads 'Step no further Master Porter!'.

The Bartizan bedrooms at the top of the Keep have been restored to their likely 17th century layout. During the restoration programme the original stone building which would have been surrounded by battlements and a small room were discovered having being hidden since the 17th century alterations. The East Barizan bedroom has been restored to reflect an 18th century refurbishment with panelling and cornicing. In the West Bartizan bedroom a medieval vaulted ceiling was discovered and although in bad condition the shape of the ceiling has been left along with a hidden entrance to the secret room which was also revealed.

In all there are currently thirteen bedrooms on various floors of the castle. Seven have en suite facilities.

A well equipped state of the art kitchen with fitted walnut cabinets and ancillary scullery and pantry has been revamped in the basement with the patterned tiled floor reflecting the original floor. A butler's pantry on the ground floor is conveniently situated adjacent to the Dining Room. Across the passageway from the kitchen is a door to the castle courtyard, a sheltered sun-trap which is secured from the wider grounds by a gate. There are a number of stores off the courtyard.

In the basement, former store rooms have been remodelled to create an iPod controlled seven seater cinema room with fully reclining seats, surround sound, Sky HD television and projector screen. The two adjoining rooms provide an ideal space for a gymnasium and studio. Across the passage are a well equipped laundry room and a wine cellar with vaulted ceiling.

Stable Block, Coach House & Stables Cottage

Situated a short distance from the castle, though far enough apart to retain privacy for both, the stable block incorporates two dwellings, workshops, stores, garaging and three traditional stables.

The Coach House is of traditional stone and slate construction and has been used as the principal residence whilst restoration of the castle was in progress. It has a comfortable drawing room with wood burning stove, a galleried sitting room, a well appointed fitted kitchen, large utility room and shower room on the ground floor and five en suite bedrooms on the first floor, as shown on the accompanying plans.

The Stables Cottage (formerly comprising, an open plan sitting room with kitchen area, a bathroom and two bedrooms) has been stripped out in preparation for renovation.

West Gate Lodge
Standing at the gates to Cassillis, this traditional period cottage with a slate roof, has been extended to the rear to create a U-shaped single storey dwelling comprising sitting room, kitchen with glazed patio doors to courtyard, utility room, three bedrooms (one en suite) and bathroom.

Garden Cottage & Walled Garden
The walled garden is situated on the eastern side of the entrance drive adjacent to the Garden Cottage. The Garden Cottage has also been extended and renovated to provide an attractive open plan dining kitchen and sitting room with wood burning stove, utility room, two bedrooms (one en suite) , study/box room and bathroom. Planning consent to create a master bedroom suite exists (further details can be obtained from the selling agents).

Kennels Cottage
A traditional period cottage with a slate roof, Kennels Cottage benefits from a very private and pretty position overlooking a pond and the River Doon to the west of the castle. The cottage has been unoccupied and requires refurbishment.

River Doon Salmon Fishing
The gardens and grounds surrounding the castle extend down to the River Doon, on which there are exclusive rights to fish for salmon and sea trout. In total, 0.8 miles are double bank (BC on plan) and an additional mile is single bank (AB and CD on plan). This comprises six main pools, but other areas do produce fish, especially in high water, the Garden and Pipe pools being the most productive.

The River Doon is the best known river in Ayrshire. Immortalised in the poems of Robert Burns, the 'Bonnie Doon' is an attractive and productive salmon river flowing 23 miles from the Galloway hills to its outfall just south of the town of Ayr. Loch Doon at the head of the river benefits the salmon fishing on the Doon by providing a compensation flow of water in times of summer drought, a benefit not available to the other Ayrshire rivers. The Cassillis beat follows a broad meander in the course of the river.

Salmon fishing has not been heavily exploited at Cassillis, but even so the catch in 2007 was 76 fish, mostly of 7 to 10lbs. Rods are normally limited to five, and there is a stone built bothy between the castle and the stables which has been used as a lunch hut.

The season extends from the end of June until 15th October. Catches of salmon/grilse have been kept since 1897. In the last five years the river has been fished very lightly by family members only and indeed was not fished in 2013.

Policies, Parkland & Woodlands
The grounds and gardens surrounding the castle have been landscaped since early times, but some 250 years ago they were re-designed and laid out again. They form a beautiful parkland setting and include some outstanding specimen trees which provide colour as well as shelter and privacy; the spruce between the castle and the coach house reportedly stands at over 100' tall, and the nearby Wellingtonia stands at over 80'.

Along the side of the River Doon is Dalrymple Wood. Together with Mainshill Wood and other policy woods the total woodland area extends to about 226 acres. The trees have been
carefully managed and maintained with both landscape and commercial values in mind. There are both conifer and broadleaf stands, with some immediately harvestable timber.

The parkland grazing is currently in-hand and is mown annually. Whilst there is no formal shoot at present, the parkland and Dalrymple Wood in particular offer good potential for a rough shoot and roe stalking.
