Description
Tickerage Mill is an enchanting country estate, occupying an unrivalled, private setting approached over a no through lane, then a long private drive. Surrounded by gardens and grounds, the main house is a beautifully refurbished, historic Mill House believed to date from the 17th Century and listed Grade II - of 'special historic or architectural interest'. It is understood that property was originally an iron mill; its tall chimneys and the heavily wooded surroundings an indication of the iron industry that the area was once associated with.

The current owners acquired the Mill in 2005 and have since carried out a programme of extensive refurbishment, resulting in a superbly appointed country house, retaining the period character of the property and perfectly complementing its stunning grounds.

Historical Note
Over the years, Tickerage Mill has attracted many illustrious owners. The artist Richard Wyndham, who purchased the property in the 1920s, added what is now the kitchen as his artist's studio with a large oriel window overlooking the mill pond. Sir Ronald Armstrong Jones (Lord Snowdon's father) and Kenneth Letts the manufacturer of Letts Diaries were also previous residents. In 1961 Vivien Leigh sought refuge at Tickerage Mill after her divorce from Laurence Olivier. Here she entertained lavishly with many famous guests including Princess Margaret, Gielgud, John Merivale, Churchill and Robert Helpman who designed the walled garden. The marble fireplace in the master bedroom is a remnant of her occupation, having been shipped back from Venice by Vivien.

Accommodation
The property is characterised by part tile hung brick elevations under a tiled roof, featuring elegant, double height arched windows. The layout and full extent of the accommodation can be seen in the floor plans that follow, but particular points of note include:

The original oak front door with arched leaded light over opens to the entrance hall, from which stairs rise to the first floor. There is under stair access to the cellar, which has plumbing for laundry appliances and fitted racking for the storage of wine. The entrance hall is open to the split level, double aspect dining hall which has French doors opening to the terrace and features a splendid carved marble fireplace. Lying off the hall is a good-sized cloakroom, with fitted storage cupboards, WC and basin.

The double aspect drawing room overlooks the rear terrace and lake and has a fireplace with oak bressumer and inset woodburner. Steps rise to the cosy sitting room, which is fitted with a range of bookshelving and has a large, inglenook fireplace, also with inset woodburner.

Split level, vaulted kitchen/breakfast and family room with arched oriel windows overlooking the lake and garden. The kitchen/breakfast is on the lower level and is superbly appointed with a range of bespoke, wooden units, complemented by solid wood worktops and a two-oven oil-fired Aga with additional, two-oven electric companion. Upper level family room, and study area with French doors opening to the terrace.

Impressive master bedroom suite with original oak floor and Venetian marble feature fireplace with Delft tile insert. An elegant picture gallery with slate tiled floor gives access to private roof terrace and links the bedroom to a fully tiled en suite shower room with feature 'port hole' windows and contemporary suite including a walk-in, double shower.

The guest bedroom is accessed via a secondary staircase rising from the drawing room, and comprises a bedroom with walk in cupboard and an en suite bathroom. There are two further bedrooms and a family bathroom on the first floor, one of the bedrooms with feature fireplace with Delft tile inserts.

Spacious second floor bedroom with sitting room area, and bathroom with modern suite including a contemporary, free standing bath.

Tickerage Mill Cottage
Tickerage Mill Cottage lies away to the north west of the main house and is a very attractive stone built property, also listed Grade II. The cottage has its own garden and ample parking, with accommodation briefly comprising:

Entrance hall with built in storage cupboards and space for laundry appliances. Spacious, double aspect sitting room with wood burning fire and views over the gardens. Double aspect kitchen, fitted with a range of cream fronted units with beech worktops and range of appliances.

Ground floor bedroom/second reception room, with fitted wardrobes. Shower room with large shower cubicle, basin, WC and tiled floor with under floor heating.

The master bedroom is on the first floor, featuring exposed timbers and with French doors opening to a private balcony. En suite bathroom with white suite including a bath with shower attachment.

Former Mill Building/Studio
An attractive building on two levels with storage below immediately adjoining the old mill race.

The Upper Mill (30' x 13') features extensive oak beaming and is currently used as an artist's studio.

The Lower Mill (10'4 x 8'10 opening to 29'6 x 15'5) has potential for a variety of the different uses.

Gardener's Cottage
Formerly stabling, the Gardener's Cottage is of timber construction with a veranda to the front elevation, and comprises an open plan sitting room/bedroom with wood burner, a fitted kitchen and a shower room.

Gardens & Grounds
Tickerage Mill is approached via a private lane which gently descends through an area of light woodland to a garage and parking area. The driveway continues north, over the bridge with sluice gate, to the cottages. Tall, wrought iron gates open from the parking area to a further gravelled parking area lying immediately in front of the house.

The gardens and grounds are a particularly stunning feature of the property, surrounding the house to all aspects and being very well stocked with a number of mature trees and shrubs. The most striking feature of the grounds is the tree lined mill pond with its central island, which extends away from the house to the north and can be enjoyed from a York stone terrace, with central rose bed, lying immediately adjacent to the house.

To the south east of the house is a very attractive, formal walled garden, partly laid to lawn with a paved terrace and rectangular, stream fed pond. The remainder of the garden stretches away from the house to the south and east, and is largely laid to lawn, interspersed with shrub and flower beds and mature trees.

The remainder of the land lies to water meadow, paddocks and woodland, as shown on the site plan.

Agent's Note
Tickerage Mill was entered into a Higher Level Stewardship Agreement on 1st March 2009. On the 1st March 2014 that agreement was terminated. For further information, please contact Savills.
The lane that divides Lots 1 and 2 is owned by the vendors from the point at which the adopted road finishes all the way to Pound Lane. There are no other vehicular rights of way over the track and no other public access other than the existing footpath.
