Description

A magnificent Victorian family home in the desirable area of Upper Bridge of Allan

Location

Bridge of Allan is one of Stirlingshire's hidden gems. This historic spa town has a thriving centre with a good range of shops, cafes and restaurants. Beaconhurst School, on Kenilworth Road, is a highly thought of private day school taking boys and girls from the ages of 3 to 18. Other private schools in the area include Dollar Academy, Strathallan, Morrison's Academy, Glenalmond and Kilgraston (girls only). Bridge of Allan has numerous sporting facilities including a golf course, tennis club and this property benefits from its proximity to Stirling University, which has beautiful grounds and many sporting facilities open to the public, including a near Olympic size swimming pool and indoor and outdoor tennis courts. The newly refurbished library is also open to the public and the MacRobert Centre provides a wide range of live performances while the Film Theatre screens both mainstream and specialist films.

Stirling, just to the south, is the major town of central Scotland. Stirling Castle and the Wallace Monument rise high above the town and are reminiscent of its historic past. The modern day town provides a full range of shops and services including several superstores.

Bridge of Allan is well placed for both road and rail connections to all the major towns of central Scotland. The connection between the M9 (south) and A9 (north) is only three miles to the west, giving quick access to Edinburgh, Glasgow and Perth. Both Edinburgh and Glasgow airports are within easy reach and Bridge of Allan has a railway station with commuter services to both cities.

The Loch Lomond and The Trossachs National Park lies just to the west with its wealth of outdoor activities including climbing, hill walking, water sports, fishing, shooting and stalking. The internationally renowned Gleneagles Hotel, which is the host to the 2014 Ryder Cup is only 17 miles away and benefits from an outstanding leisure club and other hotel facilities.

Description

Glenairthrey is an outstanding stone built house dating from 1889. It has an elevated setting above Upper Glen Road and benefits from far reaching views to the distant highland mountains. The house is built of stone, under a slate roof with raised dormers along with roofline and bay windows below. It sits magnificently in mature gardens of about 0.8 acres.

From the gravel sweep adjacent to the front gates stone steps lead up to a raised gravel terrace in front of the house where broad steps lead up to the front porch. The storm doors which are set into a stone doorway give access to the porch which has a tiled floor and a half glazed door and gives access to the hallway. The hallway, which has a decorative cornice, sits centrally within the house and gives access to the main reception rooms and the first floor. A corridor leads through to the kitchen and service quarters. The drawing room, situated on the right, has a bay window with window seats facing south and a square bay window to the west. This room has magnificent views to the mountains of the Trossachs. The room benefits from a decorative cornice and an open fireplace with marble inset and a carved wooden mantel. Opposite the drawing room is the dining room which has a large west facing bay window and an open fireplace with a free standing grate and mantel. Also situated off the hallway is the cloakroom with fitted coat hooks and a half glazed door leads to a separate WC with wooden panelled walls, WC, wash hand basin and a heated towel rail. The sitting room has double French doors leading to the garden, a cast iron fireplace under a wooden mantel. Next to the sitting room is a Playroom.

From the main hallway a corridor leads through to the kitchen and service quarters. There is a hatch to the sitting room and an under stairs cupboard. The kitchen, which has a bay window to the north, has been tastefully finished with Ken Anderson wooden units and a four oven Aga with tiled splash back behind and extractor fan over. There are built in appliances including a microwave, dishwasher and fridge. The Laundry room, to the rear of the house, has a cupboard which houses both the hot water cylinder and the Keston boiler. It has fitted floor cupboards and storage shelves and is plumbed for a washing machine. Also to the rear of the house is the utility room which has fitted wall and base units, space for a fridge and freezer and a generous cold store with stone shelves. There is a further WC to the back of the house.

From the hall a magnificent curving stairway leads up to the first floor hall which has a decorative cornice and a full wall of built in linen cupboards with further storage above. Situated off the upper hallway are the four principal bedrooms and the family bathroom. The master bedroom has fantastic views to the north over the hills and has beautiful cornicing and an en suite shower room with wooden wall panelling, a wash hand basin, a WC and a tiled shower compartment. To the rear of the house a corridor leads to a further bedroom and an office with an external door. The corridor has additional shelved cupboards to one side.

Cottage
Situated immediately above the house is a stone built cottage which is used as an annexe and additional accommodation. Off the entrance hall are a WC and a living room with bay window with a glazed door to the south. There is an open plan kitchen with fitted floor and wall cupboards, a Hotpoint cooker, single sink and a recessed under stair store. Stairs lead up to a galleried landing with wooden banisters where there is a shower room with tiled shower compartment with Mira electric shower, a WC and wash hand basin. A store adjoins the cottage and is accessed from the garden

GARDENS AND GROUNDS
Glenairthrey is set in a large west facing garden which extends to about 0.8 acres. Outside the back door is a coal store and a corridor which runs underneath the house below the office and links the garden on both sides. Behind the house steps lead up to a drying green with a gravel terrace in front of the cottage. There is a paved terrace to the side which is used as an outdoor dining area in summer. Above the cottage, stone gate pillars give access to an orchard with a flat lawn terrace above. This is surrounded by high fences and shrubs. There is a magnificent copper beech tree in the corner. There is a garden store adjacent. The formal garden is to the south and west of the house. There is a flat lawn outside the sitting room with a raised paved terrace above and stone walls dividing off the shrub bed above that. Wide steps lead down to the lower garden with shrub beds along the front and lawns below. There is a generous parking area to the west and north of the property with a single garage with a car port in front in the corner. It is rendered with a tiled roof. There is a low wall along the front of Upper Glen Road with impressive stone gate pillars with wrought iron front gates.
