The Property
The property has been occupied by the same family for nearly half a century and this is the first time Coastguards has come to the market during that period. It is also the first time it has
ever been offered for sale in its current form. The site is quite historic with connections to the first Lifeboat House, which was one of the first parts of the Sandbanks Peninsula to be developed in the 19th Century. The lifeboat was launched from this section of the north shore and horses stabled nearby were
used to pull the boat. The nearby (and picturesque) Coastguard Cottages were constructed in the 1870's in Gin Alley to
accommodate the lifeboat crews and their families until 1882. The old Coastguard Station House remained on the site for part of the 20th Century until it was acquired by a prominent
local family who built the current property, known simply as 'Coastguards,' in the early 1960's. Finally, in 2004 planning
permission (now extant) was granted for two dwelling houses which the site now has the benefit of and computer generated
images have been rendered with a view to giving an impression of the finished development. The new houses have been designed to offer generous family
accommodation benefiting from simply mesmerising views. Each dwelling house has a private boat store and slipway; both
of which are a rarity. Coastguards also owns the foreshore to the mean low water mark and this tenure is considered desirable, although it not always available on this section of the
shoreline. The site itself is approached through imposing gate piers and two semi-circular headed ornamental openings with a large
area of hardstanding. The overall site is largely level and there are no protected trees sited within the demised area. A wooden pier currently exists although this is superseded by the extant planning permission.

The plots are being sold as two lots, or they can be acquired as a single lot by an intending purchaser. Of course, the plot might be eminently suitable for a single replacement
dwelling but interested parties are advised to make their own enquiries in this connection. With such history and with much of the character of the old Sandbanks now
eroded, it is no wonder this area falls within a Conservation Area. Consequently, opportunities to develop brand new
replacement dwellings are scarce to say the least. There are perhaps just a handful remaining, some of which could no longer be acquired economically.

Location
The world famous Sandbanks Peninsula is located at the entrance to Poole Harbour and is approximately 600 metres wide and 1,000 metres long with a narrow arm attaching it
to the mainland at Banks Road. Sandbanks is internationally renowned for its watersports and boating facilities. For those less inclined to take to the sea, the County of Dorset offers
some of the UK's most beautiful countryside, with a vast array of lifestyle opportunities from the wilds of the New Forest, to manicured championship golf courses. All that Sandbanks
has to offer is easily accessible by car and train from central London. Bournemouth and Southampton airports operate direct flights to many European destinations. For many
reasons, it is easy to see why Sandbanks has long been regarded as one of the most desirable places to live in the UK.
